       John Hammond his heirs and Assigns all that Tract or Parcell
       of Land lying and being in Frederick County on Linganore in the
       Province aforesaid Taken out of a Tract of Land Called gaither Chance ^Choice^
       Beginning at the End of fifty two perches on the forth ^Line^ of the
       said Gaithers Chance ^Choice^ and running thence south ten Degrees west
       twenty perches South forty Degrees West Sixty perches South
       sixty Degrees west forty four perches South Twenty five Degrees
       West forty Eight perches South Eighty five Degrees East two
       hundred and ten perches to the End of the EIghteenth Line of the
       said Gaither Chance ^Choice^ East fifty two perches North sixty p.s No.th
       ten Degrees w.t Seventy two perches ^Perches^ containing and now laid out
       for one hundred and seventy seven Acres of Land more or Less Together
       with all and singular the Edifices Buildings improvements and
       Appurtenances And the Revertion and Revertions Remainder
       and Remainders Rents and Profits thereof and of every part and
       parcell thereof and also all the Estate Right title Interest
       use Trust Property Claim and demand and whatsoever of
       them the said Benjamin Talbott and Sarah his Wife and Their
       heirs of into or out of the premisses and Appurtenances and
       Every part or parcell thereof To have and to hold the said
       Tract or parcell of Land so as aforesaid described Together with all
       and singular the Premises and Appurtenances to the same Tract
       or parcell of Land belonging or in any wise Appertaining hereby
       Bargained and sold or meant mentioned or intended so to be unto
       him the said John Hammond his heirs and Assigns to the only proper
       use and Behoof of him the said John Hammond his heirs and assigns
       and the said Benjamin Talbott and Sarah his Wife for themselves
       their Heirs Executors or Administrators the aforesaid
       Tract or Parcell of Land and Premisses as aforesaid Described with
       all and Every its Rights members and Appurtenances from
       and against them the said Benjamin Talbott and Sarah his Wife
       and their Heirs and from and against all and every other
                                                                               (Person)
