       Mill within two Years from the day of the date hereof upon the Premises Otherwise
       this Present Lease and every Clause and Article therein contained to be Utterly
       Void  And the said Michael Ruley for himself his Heirs Executors Administrators
       and Assigns Doth hereby Covenant Grant and Agree to and with the said Cornelius
       Garretson and Nathaniel Waters and each of them their and each of
       their Heirs Executors Administrators and Assigns in Manner and form following
       that is to say that the said Michael Ruley his Heirs Executors Administrators
       or Assigns or any of them shall nor will not make or cause Procure or suffer
       to be made or Opened any Inlett Gut or Guts Water Passage or Passages run
       or runs of Water to or from out of or into the said Creek called fishing Creek to or
       from out of or into South River aforesaid Over through in or upon the Lands
       or any Part of the Lands of him the said Michael Ruley Adjoining or Contegious
       to the hereby Demised Part of the Tracts of Land aforesaid called Edwards Neck
       and Ruleys Search and that the said Michael Ruley his Heirs Executors Administrators
       and Assigns and all and every Person or Persons Lawfully Claiming
       or which shall or may lawfully Claim any Estate Right Title or Interest from
       by or under him the said Michael Ruley of in or to the aforesaid hereby demised
       part of the Tracts of Land aforesaid called Edwards Neck and Ruleys Search shall
       and will at any time before or after the expiration of the said Term of Ninety nine
       Years at the request Cost and Charges of them the said Cornelius Garretson and
       Nathaniel Waters or either of them or either of their Heirs Executors Administrators
       or Assigns and upon their or either of their Payment of the sum of
       Twenty shillings Sterling Money to the said Michael Ruley his Heirs Executors
       Adm.rs or Assigns at one entire Payment for and in the name of a fine make
       execute and Acknowledge or cause to be made executed and Acknowledged
       a new Lease to the said Cornelius Garretson and Nathaniel Waters their
       Executors Administrators or Assigns for the same hereby demised Premises
       for the Term of ninety nine Years at and under the same rents and with
       the like Conditions Clauses Agreements Articles exceptions and Reservations
       of Rent as in these Presents Containing and as these Presents are renewable
       forever   In Witness whereof the Parties to these Presents have
