       his Wife of a third Part ^all^ of Ann Arundel County in the Province aforesaid
       Witnesseth that whereas Doct.r Sam.l Stringer of the same County
       and Province deceased did by his last Will and Testament bearing
       date the twentyeth day of July One thousand seven hundred and
       forty four Give and Bequeath unto his Daughter Lucy Stringer his
       son Samuel Stringer and his Daughter Ann Stringer a certain Tract
       of Land called Joy Church being Situate in Frederick County Containing
       1045 Acres with all Rights Profitts and benefitts thereunto
       belonging unto them the said Lucy Stringer Samuel Stringer and
       Ann Stringer to be equally Divided between them and their Heirs and
       Assigns forever as by relation had to the said recited Will may more Amply
       Appear and whereas the said Lucy Stringer is since Married to a certain
       Greenbury Ridgely and the said Ann Stringer to a certain William Coale
       and they the said Greenbury Ridgely and Lucy his Wife Samuel Coale ^Stringer^
       and William Coale and Ann his Wife being the true and Lawfull Owners
       of the said Tract of Land and Premises with the Appurtenances and by
       Good and legal Title standing seised thereof that is to say Greenbury
       Ridgely and Lucy his Wife standeth seised of one third Part Samuel
       Stringer of another third Part and William Coale and Anne his Wife
       of the other third Part and the said Parties being now fully minded
       and Agreed that the said Land and Premises shall be Equally Divided
       and that a just Partition thereof by consent be made between them
       so as each of them the said Greenbury Ridgely and Lucy his Wife Samuel
       Stringer and William Coale and Anne his Wife may have in
       Certainty their own Proper part or Portion and dispose thereof as to
       them or either of them may seem most Convenient have with an Unanimous
       and Joint Assent and Consent Agreed concluded and made
       full and Perfect Division Seperation and Partition of the same and
       by these Presents do make full and Perfect Division Seperation and
       Partition of the said Land and Premises with the Appurtenances
