       and the second bounded Tree of a Tract of Land called the Conveniency and the Begining
       also of the whole Tract called Risteaus Discovery and running thence South
       thirty four Degrees East till it Intersects the second line of the whole Tract affores.d
       called Risteaus Discovery then running the lines of the said Land to the first place
       of Begining Containing and laid out for three Acres more or Less together with all
       Rights Proffitts Benefitts Previledges and Advantages Premices and Appurtenances
       to the said Bargained Parcell of Land Belonging or in anywise Appurtaining
       To have and to hold the said Bargained Parcell of Land with the Premices
       and Appurtenances unto him the said Philip Darnall his Heirs and Assigns
       forever and to his and their only proper use and behoof and the said Isaac Risteau
       for himself his Heirs Executors and Adm.rs doth hereby Covenant Grant and Agree to and
       with the said Philip Darnall his Heirs and Assigns that he the said Isaac Risteau
       and his Heirs shall and will Warrant and Defend the said Bargained Land
       with the Premices and Appurtenances unto him the said Philip Darnall his Heirs
       and Assigns forever against all and all Manner of Person or Persons Claiming by from
       or under him the said Isaac Risteau or his Heirs or by his or their Means or Procurements
       and the said Isaac Risteau doth further Covenant Grant and Agree to and with the
       said Philip Darnall his Heirs and Assigns for the Consideration affores.d that he the
       said Isaac Risteau for himself his Heirs doth release all his Right Title Claim and
       Interest either in Law or equity to the Remainder of the af.d Tract or Parcell of Land
       called Risteaus Discovery the whole Containing fourteen Acres In Witness whereof
       the said Isaac Risteau hath hereunto set his hand and Affixed his Seal the day & Year
       first above Written                                                            Isaac Risteau   Seal
       Signed Sealed and Delivered
       in the Presence of us                  On the back of the aforegoing Deed was thus Written     
       Th.s Franklin               May the 21.st 1764 Received of M.r Phillip Darnall the sum
       W.m Smith                  of Forty Pounds Current ^Money^ being in full for the Consideration within
