       and a half Degrees East Seventy nine Perches then East one hundred and
       thirty four Perches then South fifty Degrees East one hundred Perches then
       South fifty degrees West three hundred and eight Perches to the end of the
       Twenty third Line of the Original then North thirty degrees East twelve Perches
       then North twelve Degrees east thirty Perches then by a Strait Line
       to the Begining Containing and now laid out for One hundred and
       Sixty nine Acres of Land together with all and Singular the Houses Buildings
       Orchards Ways Water Courses Timber Trees Woods Under Woods Commodities
       Previledges Improvements Advantages and Appurtenances whatsoever
       to the same Tract or Parcell of Land belonging or Appurtaining
       and all the Estate Right Title Interest Use Trust Property Claim and
       Demand Whatsoever of him the said Valentine Shroyner of in to out
       of the same Tract of Land and Premisses with the Appurtenances
       To have and to Hold the said Tract or Parcell of Land and Premisses
       with its Appurtenances to him the said Conrod Merkell his
       Heirs and Assigns forever to the only Proper use and behoof of him the
       said Conrod Merkell his Heirs and Assigns forever and to or for no other
       the intent or Purpose Whatsoever Provided always that if the said Valentine
       Shroyner his Heirs Executors or Administrators do and shall well
       and Truly Pay to the aforesaid Conrod Merkell his Executors Administrators
       or Assigns the aforesaid sum of One hundred Pounds in Dollars
       at Seven Shillings and six Pence apiece at or before the fifteenth day
       of May which shall be in the Year of our Lord One Thousand seven
       hundred and Sixty six with legal Interest thereon from the Date hereof
       then this Present Indenture and every Clause Article and thing therein
       Contained shall Cease Determine and become Void any thing
