       such further and other common recoveries for the Docking Cutting off and barring
       of all Estates Tail on the same Parcel of Land and Premises and for confirming
       vesting or settling a good sure Perfect and Absolute Estate of Inheritance in Fee
       simple of in and to the same parcel of Land and premises and every part thereof
       in the said Philip Key his heirs and Assigns or his or their Council learned in the Law
       shall be advised devised or required      In Witness whereof the Parties afd
       hereto sett their hands and seals
       Sealed & delivered by John Ross            Sealed & delivered by John Gardiner
             in presence of                                          in presence of Jeremiah Jordan

                         On the Back of the aforegoing Deed was thus Endorsed Viz
       the 19th December 1763   Then received of Philip Key the sum of Twenty
       pounds Current Money being the Consideration Money for the within bargained
       and sold Land and Premises                                    John Gardiner

                   Richard Falkner         Henry Williams

       22.d November 1763   Maryland fs.t   Then came before me the subscriber
       one of his Lordships Justices of the Provincial Court John Ross Esq.r and Acknowledged
       the within Instrument of Writing to be his Act and Deed and the Land & Premises
       therein mentioned to be the Right and Estate of the within named Philip Key
       his Heirs and Assigns for ever according to the true Intent and Meaning thereof
                                               before                     George Steuart

          Maryland S.t Marys County to Wit   19.th December 1763   Then
       came John Gardiner Party to these presents before the subscriber two of his
       Lordships Justices for the County afd & Acknowledged the within Deed to be his Act
       and Deed and the Land and Premises therein mentioned to be the Right &
       Estate of the within named Philip Key his heirs and Assigns for ever according
       to the true Intent and Meaning thereof
                         Acknowledged ^before^ and Certified by         Jeremiah Jordan
