is at present unfit for cultivation and the annual rental
value of said real estate is Two dollars          ($2.00)
to each of the within named minors

No 4  is a lot of ground in CHesterville on the south side
of the Street leading to Chestertown containing about ¾ of an
acre
(enclosed) on which there is a comfortable dwelling house
in fair or medium repair.  The annual rental value of said
lot and house is four dollars                         $4.00
to each of the within named minors

    And we herein return as the total annual value of the
Real Estate of each of the within named minors to be one hundred
and twenty eight dollars and sixty six and two thirds of a cent $12866⅔
       Given under our hands and seals this first day of September

    This is to certify that by Order of the Hon Orphans' Court
for Kent County dated August 18th 1874 and to us directed to
enter upon and view the Real Estate of George H. Joseph W. and
Annie B. Nazell minors for the purpose of estimating the annual
rental value thereof;   That we have after being duly qualified
entered upon and viewed said estate and return the following
Estimate
          The Real Estate of said minors is all included in one farm
or plantation lying on the South East side of the Public Road
leading from Millington to Sassafras adjoining the lands of William
Ford and others.  This farm is divided into four fields for
cultivation of about 40 acres each; there is also to peach orchards
one of about 20 acres trees 14 years old and one of twenty
five acres
trees 2½ years old.  There is a sufficiency of wood for
the use of the farm but no good timber.  There is about 3 acres
of land taken up by buildings yards gardens and apple orchard
and as said farm is said to contain about 275 acres
this would leave about 67 acres taken up by woods branches
mill pond and the Kent County and Queen Anne's Rail Road
which passes through the land
