194 of Maryland of the One part and Isaiah Arnold of the Other part Witnesseth that the said John Pumphrey for and in consideration of the yearly rents and covenants herein after reserved and contained on the part and behalf of the said Isaiah Arnold his Executors Administrators and assigns to be paid, reserved and performed, hath demised granted and to from letten, and by these presents doth demise grant and ^to^ farm let unto the said Isaiah Arnold All that messuage or tenement called "Hammonds fourth Connection" (whereon said Arnold now resides) lying in the south side of the road leading from Pumphreys and Cecils to the Annapolis and Elkridge Rail Road save and excepting a certain lot heretofore laid of, running from an Oak tree, to which a gate is swinging near the maple Spring and runing South, to a stake thence to the said County road together with all and singular its rights members and appurtenances To have And To hold, the said messuage or tenement and premises above described with the appurtenances, to the said Isaiah Arnold his executors administrators and assigns, from the first day of December eighteen hundred and forty six for during and until the full end and term of seven years, thence next ensuing and fully to be complete and ended, yielding and paying therefor yearly during the said term unto the said John Pumphrey, his heirs or assigns, the yearly rent of sixty five dollars current money on the first day of December annually And whereas the said parties to the above instrument have agreed on certain repairs to be done on the said farm, a stable is to be built, a corn house to be built and a Tobacco house to be built 16 feet by 24 a shed are to be built to the dwelling ^House^ 8 by 16 feet and a shingle roof is to be made to the dwelling and shed are to be built to the house occupied by M.r John R. Griffith 9 by 12 feet and stone and Brick Chimney to the same and certain other small repairs are to be made to the dwelling occupied by said Arnold, such as window shetters and no other repairs, but those actually necessary and whereas said Pumphrey doth hereby agree to make all the above repairs or to pay said Arnold for doing the same except that of said John R. Griffiths house, said Pumphrey are to furnish the materials, and said Arnold are to do the work said Arnold is to have access to timber for necessary repairs and fencing and to use all the old and inferior wood for fuel until it is exhausted In Witness we hereunto set Our hands and seals this date above written Signed Sealed and delivered John Pumphrey (Seal) in the presence of his Dennis Griffith J.
