   thirdly I give and bequeath unto my loving Son Jervis Spencer
   and to his heirs and Assigs forever my lands & Mill in Queen ~
   Anns County on the Unicorn Branch called upper landing -
   Emorys Chance, Wolestons, discovery Johns forrest, and part of a
   tract called Connoway —
   Fourthly I give & bequeath unto my loving Son James Spencer
   and to his heirs and Assigns for ever my Upper Mill in Queen~
   Anns County and all the lands I have Adjoining the said Mill be
   them known by what names they be; as also a peace of Land –
   called Pearce lands, and pearce lands Addition as also the Ferry
   plantation . . . . Fifthly I give & bequeath unto my loving Daughter
   Charloto Spencer begot of my wife before Marrage and to her heirs
   and Assigns for ever ten Acres of land in Kent County called London
   Bridge Renewed. — Sixthly my Will and desire is that after
   my Just Debts are paid my Wifes thirds taken out that the Remainder
   of my personal Estate to be equally divided amongst my five Children
   William, Charloto, Isaac, Jervis, and James, — Seventhly I constitute
   and Appoint~ Christopher Williams and my Son William Spencer my
   Sole Executors of this my last Will & Testament, publishing & declaring
   this to be my last Will & Testament, Is In Testimony whereof which
   I have set my hand and fixed my Seal the day & year above written
   Signed Sealed published and
   declared by the above named                      Isaac Spencer   {seal}
   Isaac Spencer as & for his last
                                                                            hereunto
   Will & Testament in the presence of us [how?] have^ Subscribed our –
   names as Witnesses thereto in the presence of the Testator and in the presence
   of each other, and at the Request of the said Testator. ——
   WWoodall, G. V. Newcomb, Richd. Peacock. ~
   July 21st. 1785. then came Geo Vansant Newcomb and Richard Peacock ~
   two of the Subscribing Witnesses to the within last Will & Testament
   of Isaac Spencer late of Kent County deced, and Severally made Oath
   on the Holy Evangels of Almighty God, that they did See the Testator
   herein named Sign & Seal this Will, and that they heard him
