       This Indenture made the twenty third day of June in the year of our
       Lord one thousand seven hundred and eighty three  Between Thomas Rutland of the
       City of Annapolis in the State of Maryland of the one part and Charles Carroll
       of Carrollton Esq.r of the County of Ann Arundel in the state aforesaid of the other
       part  Witnesseth that the said Thomas Rutland for and in consideration of the Sum
       of three thousand and forty two pounds present Current money of Maryland agreeable
       to an Act of the Session of Assembly begun and held at the City of Annapolis on
       Monday the fifth of November in the year of our Lord one thousand seven hundred
       and Eighty one to him in hand paid by the said Charles Carroll of Carrollton at or before
       the ensealing and delivery of these presents the receipt whereof is hereby acknowledged
       hath granted bargained sold aliened remised enfeoffed and confirmed and by these presents
       doth grant bargain sell remise enfeoff and confirm unto the said Carroll his heirs and
       Assigns all the following tracts or parcels of Land lying and being in said County and
       adjoining a Tract of Land called the Farm now in possession of said Carroll that is to say
       Ropers Neck Jeffs Inheretance Frizells Chance and Rutlands Discovery containing by
       Estimation one thousand Acres and the reversion and reversions remainder and
       remainders of all and singular the said premises with their and every of their
       Appurtenances  To have and to hold all and singular the said lands and
       premises with their Appurtenances unto the said Carroll his heirs and Assigns for ever
       and the said Thomas Rutland doth hereby covenant for himself and his heirs that
       he the said Rutland and his heirs the said hereby granted bargained and sold premises with
       their and every of their Appurtenances unto the said Carroll his heirs and Assigns and
       against all other persons whatsoever shall and will warrant and for ever defend by these
       presents  Provided always that if the said Thomas Rutland do well and truly pay or
       cause to be paid unto the said Carroll or his heirs on or before the twenty third day of June
       which shall be in the year of our Lord one thousand seven hundred and eighty Six the
       aforesaid Sum of three thousand and forty two pounds Case as aforesaid with legal interest
       thereon then this Indenture to be void any thing herein contained to the contrary
       notwithstanding and the said Rutland doth hereby for himself his heirs Executors
       Administrators and Assigns covenant promise and agree to and with the said Charles
       Carroll of Carrollton that he the said Rutland his heirs Executors Administrators or
       Assigns shall and will well and truly pay unto the said Carroll the said Sum of three
       thousand and forty two pounds present money of Maryland with legal Interest
       thereon on or before the day and year last aforesaid according to the true intent and
       meaning of these presents  In Witness whereof the said Thomas Rutland hath
       hereunto sett his hand and Seal the day and Year first above mentioned

                At the foot and on the back of the aforegoing Deed was thus written Viz.t

       On the twenty third day of June in the year of our Lord one thousand seven hundred
       and eighty three personally appeared the within mentioned Thomas Rutland before us
       the Subscribers two of the Justiceces of the peace for the County of Ann Arundell
       and acknowledged the within Instrument of writing to be his Deed and the
