       Sixty five Degrees West Two hundred and seventy six perches Divisional course
       aforesaid runs and is to be corrected the which said courses metes and bounds
       were fixed and agreed upon by the said Matthias Hammond and Rezin
       Hammond as the Divisional and Partition Lines boundaries and courses
       of their respective parts of said Tract called the Addition alias Brown's
       Addition as aforesaid as may more fully appear by the Records of Ann
       Arundel County Liber I B N.o 5 Folio 398 which said Tracts parts of Tracts
       and parcels of Land contain the Quantity of sixteen hundred and ninety six
       acres and an half of Land more or Less  Together with the appurtenances
       And Whereas the said John Sterrett hath agreed for the purchase of
       the said Tracts parts of Tracts and parcels of Land for the price herein after
       mentioned upon payment whereof the said Thomas Usher hath agreed to
       convey the same in manner herein after mentioned

                            Now this Indenture Witnesseth that for and in consideration
       of the sum of Nine thousand four hundred and eleven pounds
       five shillings Sterling money of Maryland to him the said Thomas Usher
       in hand paid by the said John Sterrett the receipt whereof is hereby
       Acknowledged he the said Thomas Usher Hath granted bargained sold
       aliened enfeoffed conveyed and confirmed and by these presents Doth
       grant bargain sell alien enfeoff convey and confirm unto the said John Sterrett
       his heirs and assigns  All those the said Tracts parts of Tracts and parcels of
       Land and premises above described containing sixteen hundred and ninety
       six acres and an half of Land be the same more or Less  Together with all
       the buildings Improvements Emoluments and Advantages to the same belonging  
       and the Reversion and Reversions Remainder and Remainders Rents Issues
       and Profits thereof and all the Estate Right Title and Interest Trust property
       claim and Demand whatsoever both at Law and in equity of him the said Thomas
       Usher therein or thereto To have and to hold the said Tracts parts of Tracts
       and parcels of Land above named and described with the appurtenances unto
       the said John Sterrett his heirs and assigns to the only proper use and behoof of
       him the said John Sterrett his heirs and assigns forever  And the said Thomas
       Usher for himself his heirs Executors and Administrators doth covenant
       undertake and agree with the said John Sterrett his heirs and Assigns that
       he the said Thomas Usher and his Heirs and all persons claiming any legal
       Title to the said premises under him or them shall and will at all times hereafter
