       contained to the Contrary notwithstanding  And the said James Williams for
       himself his Executors Administrators and assigns doth hereby further covenant
       promise and agree to and with the said Mayor Recorder Aldermen and common
       council men that he the said James Williams his Executors Administrators and
       Assigns well lay out and leave open forever a public street or space of Ground
       free for the use of all persons whatsoever forty feet wide the said Street to begin
       at the Locust Post the Beginning of the Ground agreed to be leased by the Mayor
       Recorder Aldermen and Common Council men of the said City of Annapolis to
       a certain Absolam Ridgely and to run with Prince Georges Street forty feet
       and thence South forty Degrees and three Quarteers of a Degree West to the Water
       of the Dock of the said City of Annapolis and with the said Water forty feet and thence
       to the beginning and if the said James Williams his heirs Executors Administrators
       and assigns shall not lay out and leave open forever the said space
       of Ground for a public Street this Lease shall be void in Law and Equity  And the
       said Mayor Recorder Aldermen and common council men for themselves and
       their successors Do hereby covenant promise and agree to and with the said James
       Williams his Executors Administrators and assigns paying the said Yearly Rent
       hereby reserved and well and truly performing every Covenant on his part to be performed
       shall or Lawfully may peaceably and Quietly have hold occupy and enjoy the
       premises with the appurtenances hereby demised without any Let trouble or Eviction
       by or from the said Mayor or Recorder Aldermen and common council men and
       their successors or any person or persons Lawfully claiming by from or under them
       or any or either of them for and during the Term of Ninety Nine Years renewable for
       ever as aforesaid      And lastly the said Mayor Recorder Aldermen and
       common council men for themselves their successors do hereby covenant promise
       and agree to and with the said James Williams his Executors Administrators and
       Assigns that they and their successors at the expiration of the said Ninety Nine Years
       above mentioned will execute A Least to the said James Williams his Executors
       Administrators and assigns for the premises for another Term of Ninety Nine Years
       on the same yearly Rent reserved as above mentioned and the like covenants on
       their and his Part as herein contained and at the end of every Period of Ninety Nine
       Years untill time shall be no more                  In Witness whereof the said Mayor
       Recorder Aldermen and common council men have caused the seal of the Corporation
       of the City of Annapolis to be hereunto affixed and the said James Williams on his part
       hath hereunto set his hand and Affixed his seal the day and year first above written
