       twenty six Degrees West forty five Perches to the beginning of the said Course
       still with Mckenzies Discovery on reverse North Fifty Degrees West Fifty
       Six Perches to the North Course of Howards Chance again  Then with the
       said Howards Chance again South Fifty five Degrees West eight Perches
       to the End of the said Course  then with a straight Line to the Beginning
       Place Containing and Laid Out for Ten Acres of Land more or Less To
       have and to hold the said Parcel of Land with all and Singular the
       Appurtenances unto him the said James Kirbey his Heirs and assigns
       forever and the said Margaret Cumming doth for herself her Heirs
       Executors and Administrators Covenant Promise Grant and Agree
       to and with the said James Kirbey him his Heirs and Assigns the fore
       bargained Land and Premises with all and Singular the appurtenances
       to warrant and Defend tot eh said James Kirbey him his Heirs and
       Assigns of and from any manner of Person or Persons whatsoever
       that shall or may claim any manner of Right Title or Interest
       to the said Ten Acres of Land being part of Howards Chance or any
       Part or Parcel thereof from by or under the said Margaret Cumming
       or her Heirs and Assigns or Either of them  And the said Margaret Cumming
       now hath full Power good right Lawful Authority and true Title
       to Grant alien bargain sell and Confirm the before bargained Premises
       and every Part and Parcel thereof unto the said James Kirbey his Heirs
       and Assigns in manner and form aforesaid and according to the True
       Intent and meaning of these Presents  In Witness whereof the said
       Margaret Cumming hath hereunto Set her Hand and Affixed her seal
       the day and year first above Written
