       Cumming her Heirs and Assigns forever  And the said James Kirby doth
       for himself his Heirs Executors and Administrators Covenant Promise
       grant and Agree to and with the said Margaret Cumming She her Heirs
       and Assigns the fore bargained Land and Premises with all and singular
       the Appurtenances to Warrant and Defend to the said Margaret Cumming
       She her Heirs and Assigns of and from any Manner of Person or Persons
       whatsoever that shall or may Claim any Manner of Right Title or
       Interest to the said Ten Acres of Land being part of Hatherly's Contrivance
       or any part or Parcel thereof from by or under the said James Kirby
       him his Heirs and Assigns or either of them  And also that he the said
       James Kerby now hath full Power good right Lawful Authority and true
       Title to Grant alien bargain Sell and Confirm the before bargained
       Premisses and every Part and Parcel thereof unto the said Margaret
       Cumming her Heirs and Assigns in manner and form aforesaid and
       According to true intent and Meaning of these Presents  In Witness whereof
       the said James Kirby hath hereunto Set his hand and affixed his Seal the
       day and year first above written
       Signed Sealed and Delivered
                in the Presence of                                             James Kirbey

                Elisha Warfield

       On the back of the above Deed was thus Written  "Received the Day and
       year within mentioned of Margaret Cumming the Sum of Fifty Pounds
       Current Money of Maryland it being the Consideration Money within
       mentioned

       Ann Arundel County fs.t  On the Seventeenth Day of Decem.r Seventeen hundred
       and Eighty four Came James Kirbey Party to the within Deed before us the
       subscribers two of the Justices of the Peace for the County aforesaid and Acknowledged
       the within Instrument of writing to be his Act and Deed and the Land and
       Premises Therein mentioned to be the right and Property of the within Named
       Margaret Cumming her Heirs and Assigns for ever According to An Act
