       Maryland On the Eight Day of January 1785 Charles Carroll of Carrollton
       appeared before the Subscriber One of the Judges of the General Court and
       acknowledged the within Instrument of writing to be his Act and Deed
                                                                            A C Hanson
       Recorded the 10.th of January 1785


          This Indenture made this Seventeenth day of December in the
       Year of our Lord one thousand Seven hundred and Eighty four  Between
       James Kirby of Ann Arundel County and State of Maryland (Farmer) of the
       one part and Margaret Cumming of the County and State aforesaid (Farmer)
       of the other Part  Witnesseth that the said James Kirby fro and In
       Consideration of the Sum of Fifty Pounds Current Money of Maryland to
       him in hand paid by the said Margaret Cumming before the Ensealing
       and Delivery of these Presents the Receipt whereof he doth hereby
       Acknowledge and Discharge the said Margaret Cumming she her Heirs
       and Assigns and every of them by these Presents  Hath given granted
       Bargained Sold Aliened enfeoffed and Confirmed and by these Presents
       Doth fully Clearly and absolutely give grant bargain sell alien
       enfeoff and Confirm unto the Said Margaret Cumming her Heirs and
       Assigns forever Ten Acres of Land being Part of a Tract or Parcel of Land
       called Hatherly's Contrivance lying and being in the County aforesaid
       Beginning at the Distance of Eighty Perches on the South twenty Nine
       degrees East thirty four Perches to the end of the said line still
       with the said Hatherly's Contrivance South fifty Degrees West forty Seven
       Perches Still with the said Hatherlys Contrivance North Eighty Degrees
       West seven Perches to the End of the eleventh Course of the Land called
       Barnes's Luck then with Barnes's Luck on Reverse North Eighteen
       Degrees thirty Minutes West thirty two Perches then with a straight
       Line to the beginning Place Containing and laid out for Ten Acres
       of Land more or less To have and to hold the said Parcel of Land with
       all and singular the appurtenances unto her the said Margaret
