       This Indenture made the twelfth day of December in the Year of our Lord
       one thousand seven hundred and eighty three Between Samuel Whips of Ann
       Arundel County of the one part and Benjamin Whips of the same County of the
       other part Witnesseth that the said Samuel Whips for and in consideration
       of the sum of One hundred and fifty Pounds lawful current Money of the State
       of Maryland to him the said Samuel Whips in hand well and truly paid the
       receipt whereof is hereby acknowledged he the said Samuel Whips Hath granted
       bargained and Sold and by these Presents Doth grant bargain and sell
       unto the said Benjamin Whips his Heirs and Assigns all that Messuage
       and Tract or parcel of Land called Whipses Lott lying and being in Ann
       Arundel County and on the West Fork of Patapsco Falls Begining at a
       bounded red Oak standing close on the bank of the said Falls and runing
       thence North twenty Degrees West ten perches then South twenty Degrees West
       twenty Perches then South twenty Degrees East forty Perches then North
       seventy Degrees West East twenty Perches then with a straight Line to the
       first Tree containing and laid out for five Acres of Land more or less  And
       all Mills Waters Works Houses out Houses Gardens Orchards Woods under
       Woods Commons and Common of Pastures ways water Courses Profits
       Commodities Advantages Hereditaments and Appurtenances whatsoever
       to the said Messuage Tract or parcel of Land above mentioned belonging or in
       any wise appertaining and the reversion and reversions remainder and
       remainders Rents Issues and Profits of the said Premises and of every Part and
       parcel thereof and all the Estate Right Title Interest Claim and Demand whatsoever
       of him the said Samuel Whips of in and to the said Messuage Tract of
       Land called Whipses Lott and Mill or Mills and Water works and premises
       above mentioned and every Part and parcel thereof  To have and to hold the said
       Messuage and Tract of Land and all and singular other the Premises above
       mentioned and every part and parcel thereof with the Appurtenances unto the said
       Benjamin Whips his Heirs and Assigns to the only proper use and Behoof of
       the said Benjamin Whips his Heirs and Assigns forever and the said Samuel
       Whips for himself his Heirs the said Messuage and Tract of Land called
       Whipses Lott and the Premises and every part thereof against him and his
       Heirs and against all and every other person and persons whatsoever claiming
       or to Claim by from or under him the said Samuel Whips or his Heirs to the
       said Benjamin Whips his Heirs and Assigns shall and will Warrant and for
       ever defend by these presents  In Witness whereof the said Samuel Whips
       the first party named in this Indenture has hereunto set his Hand and affixed
       his Seal the day and Year first above written
