       Sterling for the use of Lord Baltimore it being the Alienation Money on
       the within land by Virtue of a Commission from John Morton Jordan
       Esq.r his said Lordships Agent and general Receiver

       Maryland fs.t This Indenture Made this Eleventh Day of October
       One Thousand Seven Hundred and Seventy Between Robert Lee of
       Frederick County Planter of the one Part and Nicho.s Ridgely Warfield of
       Ann Arundle County Planter of the other Part Witnesseth that the said
       Robert Lee for and in Consideration of Forty Pound Current Money
       to him Paid the Receipt whereof the said Robert Lee Doth Hereby Acknowledge
       and himself Therewith to be fully Satisfied and Paid Hath Given Granted
       Bargained and Sold and by these Presents Doth Give Grant Bargain and  
       Sell unto him the said Nicho.s Ridgely Warfield his Heirs and Assigns for
       Ever All that Tract or Parcell of Land Called Peach tree Hill Lying Situate
       and being in Frederick County in the Province of Maryland aforesaid
       Beginning at a bounded white oak Standing near the Mouth of the Stoney
       Branch on the North Side of Middle Seneca and Running Thence North
       Sixty Seven Degrees East Forty Six Perches then North forty two Degrees
       East forty Perches then North twenty three Degrees East Forty five perches
       Then North thirty eight Degrees East ten Perches then North Seventy
       Degrees East twenty Perches then North thirty four Degr.s East thirty Perches
       then North seventy two Degrees East fourteen Perches then South Seventy
       five Degrees East thirty six Perches Then North fifty two Degrees East twenty
       Perches Then North Eighty one Degrees West One Hundred Sixty Eight Perches
       Then by a Strait Line to the first beginning Tree Containing and Laid out
       for Seventy five Acres of Land more or Less  To Have and to Hold the
       said Tract or Parcell of Land with the Premisses and Appurtenances
       Thereto belonging or anywise Appertaining unto him the said Nicho.s
       Ridgely Warfield his heirs and Assigns for Ever to the only Proper use and
       behoof of him the said Nicho.s Ridgely Warfield his heirs and assigns
       for Ever and to no other use Intent or Purpose whatsoever and the
       Said Robert Lee For himself and his Heirs or Assigns Doth hereby
