       Docking Barring and extinguishing all Estates Tail and all Reversions and
       Remainders thereupon expectant or depending of and in the Lands Tenements and
       Hereditaments herein after mentioned and for settling and assuring the said Lands and
       premisses to the said Sarah Hopkins and Garrerd Hopkins their Heirs and Assigns
       in manner herein after mentioned she the said Sarah Hopkins by and with the Advice
       and Consent of the said Robert Alexander testifyed by his being a party to and his sealing
       and executing these presents Hath granted bargained sold aliened released and confirmed
       and by these presents Doth grant bargain sell release alien and confirm unto the said  
       Garrerd Hopkins in his actual Possession now being by Virtue of a Bargain and Sale to him
       thereof made by the said Sarah Hopkins for the consideration of five shillings by Indenture
       bearing Date the Day next before the Day of the Date of these presents for one whole year
       commencing from the Day next before the Day of the Date thereof and by force of the Statute
       for transferring uses into possession his Heirs and Assigns all that piece or parcel of
       Land bering part of a Tract of Land called Upton Court which part is contained within
       the following Lines Courses and Distances Begining at four bounded Trees standing at
       the Head of a Pond called the Herring Pond  And runing thence North East ninety perches
       thence South East ninety four perches to Patapsco River thence up and with the said River
       South thirty Degrees West eighty perches to the South side of the Mouth of the said
       Herring pond thence in and with the said Herring Pond to the aforesaid Begining Trees
       situate lying and being in Baltimore County and containing thirty five Acres of Land
       with the Appurtenances and all Buildings and Improvements thereon  And the Revertion
       and Revertions Remainder and Remainders Rents Issues and Profits thereof  And all
       the Estate Right Title Interest Use Trust Property Claim and Demand whatsoever of
       her the said Sarah Hopkins of in to or out of the said piece or parcell of Land and Premisses
       with the Appurtenances  To have and To hold the said piece or parcell of Land and premisses
       with the Appurtenances unto him the said Garrerd Hopkins his Heirs and Assigns to
       the Intent and purpose that the said Garrerd Hopkins ^may^ be and become perfect Tenant
       of the Freehold and Inheritance of the said premisses that a common Recovery may
       be had and suffered against him in such manner as is herein after mentioned and
       for that purpose it is hereby Covenanted and agreed by and between all the said parties
       to these presents that before the End of the next Provincial Court one or more Writ or Writs
       of Entry sur Disseisin en le post shall be brought and prosecuted at the proper Costs and
       Charges of him the said Garrerd Hopkins in the Name of him the said Robert Alexander
       as plaintiff or Demandant therein against the said Garrerd Hopkins as Tenant or
       Defendant of and for the aforesaid piece or parcel of Land and premisses with the appurtenances
       by such Name or Names Quantity or Quality Number or Content of Acres or other
       Certainties or Descriptions as shall be apt and convenient in that behalf to which writ or
       writs the said Garrerd Hopkins shall appear gratis in his proper person or by Attorney
       lawfully authorized and shall Vouch to Warrant the ^premisses the said Sarah Hopkins who shall likewise appear in her proper person or by Attorney lawfully authorized and shall Vouch to Warrant the^ common Vouchee and such further and
       other proceedings shall be therein had so that one or more good and perfect common Recovery
       or Recoveries with double Voucher ^shall or may be had perfected and Executed in all things according to the usual Form of Common Recoveries with double Voucher^ for assurance of Lands in such Case used and accustomed
       And it is hereby declared and agreed by and between all the said parties to these presents
       that from and after the suffering and perfecting the said Recovery or Recoveries as well these
