       Degrees East Seventy Perches and from thence with a Streight Line to the end of the
       Sixth Course being the Place of beginning containing and laid out for Two Thousand
       and Twenty six Acres more or Less together with all and Singular the Buildings
       Improvements Benefits Appurtenances and Advantages thereunto belonging or in any
       wise Appertaining and the Reversion and Reversions Remainder and Remainders
       Rents Issues and Profits thereof and of every part and parcel thereof And also all
       the Right Title Estate use Trust property Claim and Demand whatsoever of them the
       said William Lux William Lyon Charles Grahame and James Dick of in and to the
       aforesaid Tract or Parcel of Land and Premises with the Appurtenances To Have and
       to Hold the aforesaid Tract or parcel of Land and Premises with the Appurtenances
       to him the said John Dorsey his Heirs and Assigns for ever and to the only
       proper use and behoof of the said John Dorsey his Heirs and Assigns for
       ever And the said William Lux William Lyon Charles Grahame and James
       Dick for themselves and their Heirs do hereby Covenant promise and agree to
       and with the said John Dorsey his Heirs and Assigns that they the said
       William Lux William Lyon Charles Grahame and James Dick and their
       Heirs the aforesaid Tract of Land and Premises with the Appurtenances to
       him the said John Dorsey his Heirs or Assigns from and against all and
       every Person whatsoever claiming or to claim by from or under him the said
       William Lux William Lyon Charles Grahame and James Dick their or either
       of their Heirs shall and will for ever warrant and defend by these
       Presents In Witness whereof the said Parties have hereunto set their Hands
       and Seals the day and Year first above Written

       Pounds Sterling for the Consideration within mentioned to be by him paid

       On the Sixteenth day of April 1770 Came before the Subscribers two of the Right
       Hon.ble The Lord Proprietary his Justices of Baltimore County Court the within
       named William Lux and William Lyon two of the Parties to the within
       Deed and Acknowledged the same to be their several Act and Deed and the
       Land and Premises therein mentioned to be the Right Title and Estate of
       the within John Dorsey his Heirs and Assigns for ever At the same time
