       Land which was heretofore on or about the eighteenth Day of May in the Year seventeen
       hundred and sixty four sold and conveyed by the said Edward Boteler to the said Judson
       Cooledge and his Heirs  And also all the residue and remaining Part of a Tract of
       Parcell of Land called Chance lying and being in the County aforesaid originally
       granted to the said Judson Cooledge not heretofore sold and conveyed by the said Judson
       Cooledge to a certain Allen Bowie Together with all and singular the Houses Outhouses
       Edifices Buildings Gardens Ways Waters Water Courses Commodities Priviledges
       Advantages Premisses and Appurtenances to the same several Parcells of Land
       belonging or Appurtaining  And the reversion and reversions remainder and remainders
       rents Issues and Profits thereof and of every Part and Parcell thereof and Premisses with
       the Appurtenances  And also all the Estate Right Title Interest Use Trust Profitt
       Property Claim and Demand whatsoever of the said Judson Cooledge of in to and out of
       the said several Parcells of Land hereby bargained and sold and every part and parcell
       thereof and of in and to the said Tracts of Land called Essex Lodge and Chance and
       every part and Parcell of them and each of them and Premisses with the
       Appurtenances  To have and to hold the said several Parcells of Land
       hereby bargained and sold and each and every of them and every Part and Parcell
       of each and every of them and premisses with the Appurtenances and all the
       right Title and Estate of the said Judson Cooledge of in and to the said Tracts
       of Land called Essex Lodge and Chance and every Part and Parcell of them and
       each of them and Premisses with the Appurtenances to the said Thomas Sim Lee
       his Heirs and Assigns to the only proper Use and Behoof of the said Thomas Sim Lee
       his Heirs and Assigns for ever  And the said Judson Cooledge for himself his Heirs
       Executors and Administrators doth hereby covenant grant promise and agree to and
       and with the said Thomas Sim Lee his Heirs Executors Administrators and
       Assigns in Manner and Form following that is to say That he the said Judson
       Cooledge and his Heirs the said several parcells of Land hereby bargained and sold and
       each of them and every Part and Parcell of them and each of them and Premisses with
       the Appurtenances unto him the said Thomas Sim Lee his Heirs and Assigns from
       and against him the said Judson Cooledge and his Heirs and from and against all
       Manner of Person and Persons whatsoever claiming or which shall or may at any
       Time hereafter claim the same or any Part thereof shall and will for ever hereafter warrant
       and defend by these Presents That he the said Judson Cooledge and his Heirs shall and will
       from Time to Time and at all Times hereafter at the reasonable request and at the Costs
       and Charges in the Law of the said Thomas Sim Lee his Heirs or assigns make do suffer
       and execute or cause and procure to be made done suffered and executed all and
       every such further and other lawfull Acts Deeds Conveyances and Assurances
