       and forty Perches North two Degrees East six Perches North seventy seventy three Degrees and an half
       Degree West one hundred and twelve Perches North two Degrees West nineteen Perches West thirty six
       Perches North one hundred and thirty seven Perches North thirty five Degrees East fifty five Perches North
       forty         Degrees West fifty four Perches then by a Straight line to the beginning at the bounded black
       Oak Sapling containing two hundred and seventy seven Acres and an half Acre of Land more or less  Together
       with all and singular the Houses Outhouses buildings Gardens Orchards Ways Waters Water Courses
       Advantages and Appurtenances whatsoever to the same Peace or Parcel of Land belonging or in any
       wise Appertaining and the Revertion and Revertions Remainder and Remainders Rents Issues and Profits
       of the same Peace of Parcel of Land and of every Part and Parcel thereof and also all the Estate Right Title
       Interest Use Trust Property Claim and demand of them the said Edward Burgess and Mary his wife
       of in and to the said Peace or Parcel of Land and of in and to every Part and Parcel thereof and Premisses with
       the Appurtenances  To have and to hold the same Peace or Parcel of Land and every Part and Parcel
       thereof and Premisses with the Appurtenances to her the said Sarah Davis her Heirs and Assigns to the only
       proper Use and behoof of her the said Sarah Davis her Heirs and Assigns for ever and to and for no
       Use Intent or Purpose whatsoever and the said Edward Burgess and and Mary his wife do hereby
       Covenant grant and agree to and with the said Sarah Davis that they the said Edward Burgess and
       Mary his wife and their Heirs the said Peace or Parcel of Land and Premisses with the Appurtenances
       unto her the said Sarah Davis her Heirs and Assigns against them the said Edward Burgess and
       Mary his wife and their and each of their Heirs and all Persons claiming or to claiming under them or
       either of them their or either of their of their Heirs shall and will warrant and for ever defend
       by these Presents  In Witness whereof the Parties to these Presents have hereunto interchangeably
       set their Hands and affixed their Seals the Day and Year first above Written

       On the seventh Day of May 1773 came before us the Subscribers two of the Justices for Frederick
       County the within named Edward Burgess and Mary ^his wife^ and acknowledged the within
       Instrument of Writing to be their respective Act and Deed and the Land and Premisses therein mentioned
       ^with the appurtenances^ to be the Right and Estate of the within named Sarah Davis her Heirs and Assigns ^for ever^ and the af.d
       Mary being by us privately examined a part from and out of the hearing of her said Husband
      did make & repeat such her acknowledgement as af.d and she did also acknowledge and declare
