       then bounding on the said Land these seven following Courses Viz.t South eighty seven
       Degrees East nineteen perches North sixteen Degrees East eighty four perches South
       eighty four degrees East forty one perches North two Degrees West fifty four perches
       East forty two perches South one Degree West ninety nine perches South twenty six
       Degrees West forty seven perches South forty three Degrees West thirty six Perches South
       thirty Degrees West thirty four perches South forty seven Degrees West thirty two
       perches South six Degrees East forty six perches South sixty nine and a half Degrees
       East forty six perches to the End of the one hundred and fifteenth Course of the aforesaid
       Invasion South seventy eight Degrees East fifty Perches to the End of the forty fifth
       Course of the aforesaid Land North eighty six Degrees East sixty two perches then with a
       Streight Line to the Beginning containing one hundred and seventy two Acres and three
       Quarters of an Acre more or less and all that Tract or Parcel of Land called What is left
       lying and being in the County last mentioned containing ninety four Acres more or less
       and included within the Courses Bounds & Distances expressed in the Certificate
       thereof returned into his Lordship's Land Office together with all Houses, Buildings, Gardens,
       Orchards, Ways, Waters, Water Courses, Woods, Underwoods, Priviledges, Advantages
       and Appurtenances whatsoever to the said several Tracts or Parcels of Land respectively
       belonging or in any wise appertaining  To have and to hold the said several Tracts
       Parts or Parcels of Land and each and every of them with their and each and every of their
       Rights Members and Appurtenances whatsoever to him the said William Russell his
       Heirs and Assigns to the only proper Use and Behoof of him the said William Russell
       his Heirs and Assigns forever and to or for no other Use Intent or Purpose whatsoever
       Provided always nevertheless and it is the true Intent and Meaning of these Presents
       and of the said Parties hereunto that if the said John Barnes Son of Adam his Heirs
       Executors Administrators or Assigns do and shall well & truly pay or cause to be paid
       unto the said William Russell his Executors Administrators or Assigns the said full sum
       of two hundred and twenty five pounds Sterling and two hundred pounds Current
