       Execute or cause or procure to be made done acknowledged levied suffered and
       Executed all and every such further & other Lawfull Act & Acts thing and things
       Assurance and Assurances Conveyance and Conveyances in the Law whatsoever
       for the further better and more perfect granting Assuring and Conveying
       of all and Singular the Lands & Premises above mentioned and every part and
       parcel thereof with their Appurtenances to the said James Russell his Heirs
       and Assigns as by him or them or his or their Council Learned in the Law
       shall be reasonably devised or advised and required And the said Lancelot
       Lee for himself and his Heirs the said Lands Tenements Hereditaments and
       Premises above mentioned and every part & parcel thereof against him and
       his Heirs and against all and every other person and Persons whatsoever
       to the said James Russell his Heirs and Assigns shall and will Warrant
       and for ever defend by these Presents And also that the said Lancelot Lee
       now hath good Right full Power and Lawfull Authority in his own Right
       to grant bargain sell and Convey all and Singular the said Lands and
       Premises above mentioned with the Appurtenances unto the said James Russell
       his Heirs and Assigns to his and their only proper use and Behoof
       according to the true Intent & meaning of these Presents and that he the said
       Lancelot Lee will deliver or cause or procure to be delivered to the said
       James Russell his Heirs or Assigns All Grants Pattents Deeds or Copies
       of Deeds and other Instruments of Writing which now is or at any time
       hereafter may come to the Hands or Possession of the said Lancelot Lee
       touching or concerning the Title of the Lands and Premises above mentioned
       And the said Lancelot Lee for the Considerations aforesaid hath made
       ordained Constituted and Appointed and by these Presents doth make
       ordain Constitute and Appoint Charles Grahame and William Fitzhugh
       of Calvert County in the Province of Maryland Gentlemen or either of them
       his Lawfull Attornies in his Name and on his behalf to Acknowledge
       and Declare this Instrument of Writing to be his Act & Deed according
       to the Intent & meaning thereof and Agreeable to the Directions of the Acts
       of Assembly of the said Province in such Cases made & Provided  In
       Witness whereof the said Lancelot Lee hath hereunto sett his hand and
       Seal the day and Year first above Written
       Sealed and Delivered (being
       first duly Stampt) in the Presence of                           Lancelot Lee      (seal)
                                           Phil R.d Fran.s Lee
                                              Joshua Lynch

          On the Back of the aforegoing Deed was thus Endorsed Viz.t

       Received the day and Year first within Written of & from the within
       named James Russell the full sum of Three Hundred and Seventy five   £375
       Pounds being the Consideration Money within mentioned to be by him
       paid to me   I say Reced
