       Money of Great Britain on the thirteenth Day of August in each &
       every Year during the said Term And the said Alexander for himself his
       Executors Administrators & Assigns doth hereby covenant grant & agree to &
       with the said James Dick his Heir s& Assigns in Manner following, that
       is to say that he the said Alexander his Executors Administrators & Assigns the
       said reserved Rents at the Times when the same aught (according tot eh Reservation
       aforesaid) to be paid will well & truly pay unto the same James his
       Heirs & Assigns & further that in Case any Years Rent shall remain
       due & unpaid by the Space of six Months after y.e Time on which the same
       ought to be paid that then & at all Times thereafter it shall & may be lawful
       to & for the said James Dick his Heirs & Assigns to destrain for the same
       & the Distress   taken therefore to retain keep sell & dispose of according to
       Law or that in Case any Years Rent shall remain due & unpaid by the space of
       the said six Months after the Time on which the same ought to be paid that then
       & at all Times thereafter it shall & may be lawful to & for the said James Dick his
       Heirs & Assigns into the said demised Premises or into any Part thereof in the
       Name of the whole to reenter & the same to have again repossess & enjoy as
       in his & their former Estate & the said Alexander his Executors Administrators &
       Assigns thereout & from thence to expell & put out any Thing herein contained to
       the contrary in any wise notwithstanding & lastly that he the same Alexander
       shall & will or his Executors Administrators & Assigns shall & will at his &
       their own proper Cost & Charges within the Space of two Years from the
       Commencement of this Lease in all things make erect set up & finish or
       cause to be made erected set up & finished upon the said Piece or Parcell of
       Ground herein before demised one good & substantial Building of Timber
       Brick or Stone twenty five Feet long & sixteen Feet wide at the least for a
       dwelling House with a brick or stone Chimney therein & that he & they
       shall & will from Time to Time & at all Times during the said Term of twenty
       one Years when & as often as need shall require at his or their proper Costs
       and Charges repair uphold maintain & keep the same Building in good and
       sufficient Reparations And the said James Dick for himself his Heirs & Assigns
       doth hereby covenant grant & agree to & with the said Alexander McDonald
       his Executors Administrators & Assigns in Manner & Form following that is to
       say that he the said James his Heirs & Assigns shall & will at any Time
