       Jacques or his ^Substitute or^ Substitutes shall lawfully do or cause to be done in or about the Premises by Virtue of
       these Presents  Thus done and Passed in London aforesaid in the presence of the underwritten

                            At the bottom of the aforegoing Deed was Endorsed as follows, to wit,

       On this Eight day of May Seventeen hundred and Seventy one Personally appeared before me the Subscriber
       one of his Lordships Provincial Justices Samuel Maynard and made Oath on the Holy Evangelists of
       Almighty God that he saw William Hunt of Woodford in the County of Essex Esquire and Mary Hunt
       of the same Place Spinster sign seal and as their Act and Deed deliver the aforegoing Instrument of
       Writing and that he the said Samuel Maynard and a certain William Maynard were Present at the Execution
       thereof and did thereto Subscribe their Names as Witnesses

       This Indenture Tripartite made this fourth Day of May in the year of our Lord one thousand Seven
       hundred and Seventy one Between Benjamin Mackall (the fourth) of the City of Annapolis of the first
       part Alexander Frazier of Calvert County Planter of the second Part and John Moore and Cassandra his wife of the
       third Part Whereas a Common Recovery hath been had & Suffered in the Provincial Court in April Term in this
       Present Year in the Name of him the said Benjamin Mackall as Plaintiff or Demandant against the said Alexander
       Frazier as Tenant and John Moore and Cassandra his wife Vouchees of and for all that Tract or Parcell of Land called
       Sterlings Chance lying and being in Calvert County aforesaid containing by Estimation Forty Acres Now this
       Indenture Witnesseth that the said John Moore and Cassandra his wife for and in Consideration of the sum
       of thirty five Pounds Current Money to them in hand paid by the said Alexander Frazier at and before the
       Sealing and Delivery of these Presents the Receipt whereof they do hereby acknowledge and thereof and
       therefrom release acquit and Discharge the said Alexander Frazier his Heirs or Assigns Have given granted
       bargained sold aliened enfeoffed and Confirmed and by these Presents do ^give^ grant bargain Sell alien enfeoff
       and Confirm all that Tract or Parcell of Land called Sterling's Chance containing Forty Acres lying and
       being in Calvert County and on the west side of Fishing Creek unto him the said Alexander Frazier his Heirs
       and Assigns for ever  To have and to hold the aforesaid Tract or Parcell of Land and Premisses with their
       and each of their Appurtenances to him the said Alexander Frazier his Heirs and Assigns  And it is hereby further
       Covenanted Granted and Declaired by and between the said Parties that the said Common Recovery so as aforesaid
       had and Suffered and all other Common Recoverie or Recoveries had made or suffered by or between the said
       Parties or wherein or whereto they were Parties of or for the aforesaid Tract or Parcel of Land & Premisses with
       it's Appurtenances and the Execution thereof was meant and intended to be and enure and is and are hereby
       declared to be and enure to and for him the said Alexander Frazer his Heirs and Assigns to the only Proper use and
       behoof of him the said Alexander Frazier his Heirs and Assigns for ever and to or for no other Use Intent or
       Purpose whatsoever And it is hereby further Covenanted granted and Declared by and between the said John
       Moore and Cassandra his wife  And the said Alexander Frazier that they the said John Moore and Cassandra his
