       or any ways Appertaining with the Orchards Gardens Pastures Woods Underwoods
       Rights Profits benefits and Hereditaments with all Patents Deeds or Writings touching
       or relating to the Premises aforesaid or any part or parcel thereof with the Right and
       priveledges thereunto belonging or in any ways Appertaining To have and to hold
       his the said John Bruners Right to the aforesaid Tract of Land and Premises
       together with all and Singular the improvements conveniencies and Advantages to the
       same belonging or in any ways appertaining to the only proper use and behoof of him the said
       David Ross his Heirs and Assigns for ever and to no other use Intent or purpose
       whatsoever and the said John Bruner doth for himself his Heirs Executors & Administrators
       covenant promise grant and Agree with the said David Ross his Heirs and Assigns that
       the said John Bruner shall and will from time to time and at all times hereafter at the
       reasonable request and at the Costs and Charges in the Law of him the said David Ross his
       Heirs and Assigns do make Execute and suffer or cause to be done made executed and
       suffered all and every further Act or Acts thing or things devise or devises Assurance and
       Assurances whatever for the further and better Assurance security and sure making the
       Land and Premisses aforesaid unto the said David Ross his Heirs and Assigns for
       ever be it by enrolment of these Presents or by any other Lawful Means as by him the
       said David Ross his Heirs or Assigns or is or their Council Learned in the Law shall be
       reasonably devised Advised or required In Witness whereof the said John Bruner hath
       hereunto set his hand and Affixed his Seal the Day and Year above Written
       Signd Seald and Deliverd    Mem the word (Perches) between the 25.th Line and the 26.th Line being

       On the Back of the aforegoing Deed was thus Endorsed Viz.t

       Received of David Ross the sum of one hundred and sixty two Pounds Current Money of
       Maryland being the Consideration within mentioned as Witness my hand this the third
       day of April 1770

       Frederick County fs.t April 3.d 1770 Came John Bruner party to the within Deed before us two of
       his Lordships Justices of the County aforesaid and Acknowledged the same to be his Act and
       Deed for the uses therein mentioned and the Right and Title of the within mentioned
       Land Premisses to be in the within named David Ross his Heirs and Assigns
       for ever And at the same time Came Christian Bruner wife of the said John Bruner
       who being privately Examined out of the Hearing of her said Husband did
       Acknowledge her Right of Dower to the within mentioned Land and Premises unto
       the said David Ross his Heirs and Assigns freely and willingly without
       being induced thereto through fear or Threats or of ill usage of her said
       Husband or fear of his Displeasure Taken and Acknowledged before us

       Received of M.r David Ross the Sum of Three Shillings and two pence Sterling being
       the Alienation Fine on the within Land for the use of Lord Baltimore by Virtue of a
