       pence three farthings sterl.g to them in hand paid by the said Charles Carroll
       the Receipt whereof he doth hereby acknowledge hath given granted
       Bargained and Sold and doth by these presents give grant Bargain and
       Sell unto the said Charles Carroll his Heirs and assigns all that part
       of a tract of Land called Carrolls delight conveyed the Day before the
       Date of these Presents by the said Carroll to the said Witherow containing
       Two hundred and forty four acres and a quarter   To have and To hold
       the said Two hundred and forty four Acres and a Quarter of Land unto
       the said Charles Carroll his Heirs and Assigns for ever to the proper
       use and behoof of the said Charles Carroll his Heirs and Assigns
       for ever and to no other use or purpose whatsoever and the said William
       Witherow for himself his Heirs Executors and Administrators doth
       covenant grant and agree the Lands and Premisses aforesaid to
       warrant and for ever defend unto him the said Charles Carroll
       his Heirs and Assigns Provided nevertheless and it is the true
       intent and meaning of these Presents that if the said William
       Witherow his Heirs or Assigns shall at or upon the twentieth day
       of December next ensuing the Date hereof well and truly pay to the
       said Charles Carroll his Heirs Executors Administrators or Assigns
       the aforesaid Sum of one hundred and Ninety Pounds one Shilling
       and seven pence three farthings Sterl.g with the legal Interest thereon
       from the Date hereof then this present Indenture to be void otherwise
       to remain in full force and Virtue  In Witness whereof the praties to
       these presents have hereunto set their hands and affixed their Seals
       the Day and Year first above mentioned
          Signed Sealed and Delivered                        William Withrow   (Seal)
          in the presence of
          Charles Carroll of Carrollton
             Will Deards

                        on the back of the aforegoing Deed was thus Endorsed to wit

          Received on the day of the within written Indenture of the within
       named Cha.s Carroll Esq.r the Sum of one hundred & ninety pounds one
       Shill.g & seven pence ¾ Ster.g being in full of the Consideration money within
       Mentioned
