          This Indenture Made this twenty first day of April one thousand seven
       hundred and sixty six Between Samuel Seeds of Balt.r County of the
       part and James Chalmers of the City of Annapolis in Annarundel County of the
       other Part Whereas Thomas Harrison of Baltimore County by Indenture of
       Lease bearing Date the nineteenth day of May one thousand seven hundred
       and sixty one for the consideration therein mentioned did demise unto the
       said Samuel Seeds all that part of a Lott of Land lying & being in Baltimore
       Town in the county aforesaid on the west side of Jones's Falls known or
       distinguished by the Number seventy eight contained in certain Meets &
       bounds Courses & Distances in the said Indenture of Lease contained to hold
       to the said Samuel Seeds his Exors Admrs & Assigns for & during the full
       Term of Ninety Nine Years at & under the Yearly Rent of five pounds Sterling
       Money as in & by the said recited Indenture of Least Relation being thereunto
       had ^may^ more at large appear  Now this Indenture Witnesseth That the
       said Samuel Seeds for & in consideration of the sum of Two hundred & fifty pounds
       Current Money to him in Hand paid by the said James Chalmers at or
       before the sealing of these presents the receipt whereof the said Samuel Seeds doth
       hereby acknowledge and thereof and for every part and parcel thereof doth
       release acquit & discharge the said James Chalmers his Executors Admrs & assigns
       by these presents Hath granted bargained sold assigned transferred and set over
       And by these presents Doth grant bargain, sell, assign, transfer & Set over unto the said
       James Chalmers the said recited Indenture of Lease and the Land and other the
       premisses with their appurtenances thereby demised or meant mentioned or intended
       to be demised and all the Estate Right Title Interest Use Truest property profit Benefit
       and Claim whatsoever of him the said Samuel Seeds of, in to or out of the same
       or any part thereof in any wise howsoever To have and to hold the said recited
       Indenture of Lease and the Land & other the premisses with their appurtenances
       herein before mentioned or intended to be assigned unto the said James Chalmers
       his Exors Admrs and assigns from henceforth for and during all the Rest and
       Residue of the said Term of ninety nine years by the said recited Indenture of
       Lease granted yet to come & unexpired  Provided always and upon Condition
       Nevertheless, That if the said Samuel Seed his Executors admrs or assigns shall
       & do well & truly pay or cause to be paid unto the said James Chalmers his Executors
       adrs or assigns the aforesaid sum of Two hundred & fifty pounds Current Money
       with legal Interest thereon from & after the Expiration of three months
       from the Date hereof at or upon the first Day of May one thousand
       seven hundred & sixty seven next ensuing the Date hereof, That then
       & from thence forth this present indenture & the Estate & Interest hereby
       assigned Shall cease determine & become & be utterly void, and of none Effect  And
       the said Samuel Seeds for himself his heirs Executors, adrs & assigns doth covenant
       promise & grant to & with the said James Chalmers his Executors, admrs & assigns
       by these presents That he the said Samuel Seeds his Executors, admrs or
       assigns or some of them shall & will well & truly pay or cause to be paid unto
