       thirteen Shillings and four pence Sterling Money of Great Britain to him
       in hand paid at or before the Ensealing and Delivery hereof by the said
       Nicholas Maccubbin well & truly paid the receipt of which the said
       Richard Graham doth hereby acknowledge and thereof and of every
       part and parcel thereof Doth Clearly Acquit release and Discharge
       the said Nicholas Maccubbin his Heirs Executors Administrators and
       Assigns and every of them forever by these Presents the said Richard
       Graham Doth grant bargain sell Alien Enfeoff and Confirm unto the
       said Nicholas Maccubbin his Heirs and Assigns for ever All
       that Tract or parcel of Land called Addition to Ellidges
       Farm lying and being in the County aforesaid and on a run called
       Piney Run which decends into the Main falls of Gun Powder River
       Butted and bounded as follows Viz.t Beginning at the end of
       the South Eighty five degrees East Line of a Tract of Land called
       Millers Meadows and reversing the three following Courses thereof Viz.t
       North Eighty five degrees West Thirty four Perches then North sixteen
       degrees West forty eight Perches then North Eighteen degrees East forty
       eight Perches then running South forty degrees West one hundred and
       twenty eight Perches then South twenty nine degrees East fifty Perches
       then South forty three degrees West one hundred & twenty Perches then
       South forty two degrees East one hundred & twenty seven Perches to a
       White Oak marked with two Notches then North fifty two degrees
       East one hundred and sixty six Perches then Streight to the
       Beginning Containing and laid out for Two hundred Acres of Land
       more or Less with all and Singular the Edifices Improvements and
       Appurtenances to the said Land belonging or which are Deemed
       to belong to the said Land and the Reversion and Reversions
       Remainder and Remainders Rents Issues and other Profits of
       the said Land and Premises hereby granted Bargained sold Aliened
       Enfeoffed and Confirmed and every part and parcel thereof and all
       the Estate Right Title Interest Property Claim and Demand whatsoever
       Both in Law in Equity of the said Richard Graham therein and
       thereunto   To have and to Hold all the said Tract or parcel of Land
       and Premises aforesaid to Occupy Possess and Enjoy the same with all
       and Singular the Premises herein before mentioned or intended to be
       hereby granted bargained sold Aliened Enfeoffed and Confirmed
       and every part and parcel thereof unto him the said Nicholas
       Maccubbin his Heirs and Assigns for ever and to the only proper
       use of him the sid Nicholas Maccubbin his Heirs and Assigns
       forever and to and for no other use Intent or Purpose
       whatsoever and the said Richard Graham for himself his
       Heirs Executors and Administrators Doth Covenant grant & Agree
       to and with him the said Nicholas Maccubbin his Heirs
       and Assigns by these Presents that the said Richard
