(616) and Frederick Stone of the City of Annapolis Gentleman of the third part Witnesseth that the said Margaret Brown and Gustavus Richard Brown for the Docking Barring and Cutting off all and every Estate and Estates Taile and remainders and Reversions in Tail of and in the Lands Tenements and Hereditaments herein after mentioned and for the Setling and Assuring the same to and for the uses ^and^ intents and Purposes herein after Limitted and Expressed and also in Consideration of the sum of Five shillings Current Money to them in hand Paid by the said Thomas Stone before the sealing and Delivery of these Presents the receipt whereof is hereby Acknowled by the said Margaret Brown & Gustavus Richard Brown Have given granted Bargained sold aliened enfeoffed and Confirmed and by these Presents Do and each of them Doth Give grant Bargain sell alien Enfeoff and Confirm unto the said Thomas Stone his heirs and Assigns forever all that tract or parcell of Land situate Lying and being in Durham Parish in Charles County aforesaid called and known by the name of Middleton Containing by Estimation Seven hundred Acres of Land more or less together with all and Singular the Houses Edifices Buildings Improvements trees woods underwoods Fencing and Fences Marshes waters and Water Courses Profits Priviledges and Advantages to the said tract or parcel of Land belonging or in any wise Appurtaining and the reversion and reversions Remainder and Remainders Rents issues and Profits and every Part and Parcell thereof and all the Estate and Estates Right and Rights Title and Titles Interest and Interests Claim and Claims Demand and Demands whatsoever of them the said Margaret Brown and Gustavus Richard Brown and each and either of them in into or out of the said Tract of Parcell of Land hereby bargained sold and Conveyed or meant or intended so to be To have and to ^Hold^ the said Tract or parcell of Land and Premises with the Appurtenances to him the said Thomas Stone his heirs and Assigns to the intent and Purpose that the said Thomas Stone may become perfect Tenant of the Freehold of the said tract or parcel of Land with it's Appurtenances and may be Actually seised thereof that a Perfect Recovery with Double Voucher may be duly had and Suffered and Legally Executed of and in the said Tract or Parcell of Land and Premises according to the usual Course of Common Recoveries and thereupon it is hereby Covenanted Concluded and agreed by and between each ^all^ and every the Parties to these Presents for themselves and their Heirs Respectively in manner following (that is to say) that the said Margaret Brown Gustavus Richard Brown and Thomas Stone shall and will permitt the said Frederick Stone before the End of the next Provincial (Court) |
