       heirs Executors Administrators and Assigns forever All that parcell or tract of Land distinguished by
       the name of the second Vacancy added to the south part of the white Marshes Beginning at the first Corner
       of the white Marshes & runing thence South twenty three degrees & half East ninety four Perches then north
       Sixteen & half East Sixty Perches then south seventy three & half east One hundred & three Perches
       then south twenty Seven East Eighteen Perches then west Sixty Six Perches then south twelve Perches then
       west twenty Seven Perches then South twenty Perches then west fifty Seven Perches then south west & by
       west Sixty Perches Containing Fifty four acres of Land more or Less together with all Ways & Water
       Courses Woods and Underwoods Timber & Timber Trees Houses Orchards Gardens & Fences &
       all the other Appurtenances whatsoever to the same Belonging or in any wise appurtaining To
       have & to hold the said Land and Premises with all ^and^ singular the Appurtenances thereunto
       Belonging or in anywise Appertaining unto him the said Francis Spink his heirs & assigns
       forever & to the only proper use and behoof of him the said francis Spink his heirs and Assigns forever
       And the said William Howard doth for himself his heirs Executors and Administrators Covenant
       and agree to and with the said Francis Spinks his heirs and Assigns that he the said William Howard
       his Heirs Executors & Administrators shall & Will Warrant & forever Defend the said Land
       & Premises unto the said Francis Spink his heirs and Assigns against all and every Person or
       Persons Claiming or which shall ^or may^ claim any right title or interest of in or to the same or any part
       thereof   And from all claims Defects or Incumbrances Rents Arrearages of Rents and all other
       Claims and Incumbrances of what Kind soever may happen & also shall & will at the request of & at the
       Cost & Charges in the law of the said Francis Spink his heirs or assigns at any time hereafter, do,
       make Acknowledge Suffer and Execute andy Deed or Instrument of writing as the said Francis
       Spink his heirs or assigns at any time hereafter do make or their Counsil Learned in the Law
       shall or may reasonable Devise advise or require for the further & better Assurance Surety &
       Sure making of all & Singular the said Land & Premises unto him the said Francis Spink his heirs
       & Assigns forever   In Witness whereof the said William Howard hath hereunto set his hand &
       Seal the Day & Year above written

       The words "then south west & by west Sixty Perches
       in the eight Line being first interlined before Signed

                                                Reced the 1.st Day of September 1769 the sum of Ten pounds Sterling as
       a Consideration for the within mentioned Land and Premises   Rec.d P.r Me
