       Two hundred and eighty Acres together with all and singular the Advantages
       Improvements and Appurtenances and the Reversion and Reversions Remainder and
       Remainders Rents Issues and Profits of the same and all the Right Title Interest
       Use Trust Property Claim and Demand whatsoever of him the said Charles Hammond
       Son of John of in to or out of the Premisses and Appurtenances and every part and
       parcel thereof To have and to hold the said Tract or Parcel of Land with the
       Premisses and Appurtenances thereunto belonging unto the said Samuel Chase
       his Heirs and Assigns for ever to the only proper Use and Behoof of the said Samuel
       Chase his Heirs and Assigns forever and to no other Use Intent or Purpose whatsoever
       and the said Charles Hammond Son of John for himself his Heirs Executors and
       Administrators doth hereby covenant grant and agree to and with the said Samuel
       Chase his Heirs and Assigns that he the said Charles Hammond Son of John his
       Heirs Executors or Administrators the said Tract or Parcel of Land and Premisses
       with all and every its Rights Members and Appurtenances from and against him
       the said Charles Hammond Son of John and his Heirs and from and against all
       and every other person or persons whatsoever claiming or to Claim from by or under
       him the said Charles Hammond Son of John or his Heirs and from and against all
       Persons whatsoever shall and will well and truly warrant and forever defend by
       these presents unto the said Samuel Chase his Heirs and Assigns And lastly
       the said Charles hammond son of John for himself his Heirs Executors and
       Administrators further covenants grants and agrees to and with the said Samuel
       Chase his Heirs and Assigns That he the said Charles Hammond Son of John his
       Heirs Executors or Administrators shall and will at all Time and Times hereafter
       at the reasonable request Cost and Charges in y.e Law of the said Samuel Chase
       his Heirs and Assigns make and in due Form of Law execute all and every such
       further and other Conveyance or Conveyances Assurance or Assurances and such
       further reasonable Act or Acts do perform suffer and execute as may by the said
       Samuel Chase his Heirs or Assigns or his or their Council learned in the Law be
       devised advised or required for the further and better assuring and convyeing the said
       Tract or Parcel of Land and Premisses with the Appurtenances unto the said Samuel
       Chase his Heirs and Assigns in fee In Witness whereof the said Charles Hammond
       son of John hath hereunto put his Hand and affixed his Seal the Day and Year
       above Written
       Signed Sealed and Delivered                                      Charles Hammond son John  (seal)
       in presence of
