       the aforesaid Sum of three hundred and forty two pounds Seventeen Shillings and two pence
       Sterling at or upon the said first day of June next ensuing the date hereof with lawfull Interest
       for the same and that she the said Lettice Thomson her heirs Executors and Administrators
       the said undivided moiety of the tract or Parcell of Land aforesaid and every part and parcell
       thereof and premisses with the Appurtenances to him the said John lee his heirs and Assigns
       against her the said Lettice Thomson her heirs and Assigns and all persons claiming by from
       or under her or them shall and will for ever hereafter warrant and defend by these presents
       And further the said Lettice Thomson for herself her heirs Executors and Administrators
       doth hereby Covenant Grant promise and Agree to and with the said John lee his heirs Executors and
       Administrators that if default be made in the payment of the said sum of three hundred and forty two
       pounds seventeen Shillings and two pence Sterling with legal Interest thereon or any part or parcell
       thereof by the said Lettice Thomson her heirs Executors or Administrators according to the Condition
       or proviso and Covenant for payment afs.d that then he the said John Lee his heirs Executors
       or Administrators shall and may if he or they see fit at any time after the said first day of
       June next Ensuing the date hereof and after giving three weeks Notice thereof in the
       Maryland Gazette enter into the said undivided moiety of the tract or parcell of Land aforesaid
       and set up and expose the same and Premisses with the Appurtenances to the best and
       highest bidder in Sterling money and the said undivided moiety of the said tract or parcell
       of Land and Premisses with the Appurtenances and every part and parcell thereof so set
       up and expose to sale effectually to convey and make over (and the said Lettice Thomson
       doth hereby authorize constitute and impower the said John Lee his heirs Executors
       Administrators and Assigns for her and in her Name to Release convey and make over
       the said undivided moiety of the said tract or parcell of Land and every part and parcell
       thereof and Premisses with the Appurtenances to the respective purchaser or purchasers
       thereof and the Monies arising from such sale to demand recover and receive of and from the
       respective purchaser or purchasers as aforesaid and Apply the said monies arising from
       such Sale to the Payment of the necessary Charges and expences of Such Sale and to the
       payment and discharge of the aforesaid sum of three hundred and forty two pounds seventeen
       Shillings and two pence sterling money and legal Interest thereon and the Charges of
       drawing and recording this Deed  And that she the said Lettice Thomson her heirs Executors
       Administrators and Assigns shall and will upon request of such purchaser or purchasers
       as aforesaid make execute suffer and give to such purchaser or purchasers their heirs  
       and Assigns good firm and Sufficient release or other effectual writing as Shall be
       required of and for the said undivided moiety of the tract or parcell of Land aforesaid
       so bought at Vendue by such purchaser or purchasers as aforesaid and that in Case the
       monies arising by such Sale as aforesaid Shall not be sufficient for the Several payments
