       every part thereof and also all the Estate Right Title Interest Use Trust property Claim and
       demand whatsoever of him the Same Daniel Lambden of in to or out of the aforesaid Tract or parcell
       of Land or any part thereof To have and to hold the said Tract or parcell of Land and all and
       singular the premisses with the Appurtenances to him the said Thomas Ringgold and his heirs and
       Assigns To the intent and purpose that the said Thomas Ringgold may be and become perfect
       Tenant of the Freehold and Inheritance of the said Land and premisses that a Common Recovery may be
       had and suffered against him the said Thomas Ringgold in such Manner as is hereafter mentioned
       And for that purpose it is hereby covenanted granted and Agreed by and between all the said parties
       to these presents that before the end of the next May Provincial Court one or more written writts
       of Entry sur Disseisin enlepost at the Costs and Charges of him the said Daniel Lambden shall and
       may be brought and prosecuted against him the said Thomas Ringgold in the Name of the
       said James Tilghman as Plaintiff or Demandant therein of and for the aforesaid Tract or parcell
       of Land and premisses with the Appurtenances by such Name and Names Quantity quality number
       of Acres or other Certainties and Descriptions as shall be apt and convenient in that behalf to which
       writ or writs the said Thomas Ringgold shall Appear gratis in his proper person or by his
       Attorney or Attorneys lawfull Authorized and Shall vouch to warrant the premisses the said Daniel
       Lambden who shall likewise Appear gratis in his proper or by his Attorney or Attornies lawfully
       Authorised and shall and will enter into the said warranty and vouch over to warrant the same
       premisses the common vouchee who shall thereupon appear and enter into the said warranty
       and after Imparlance make Default and such further and other proceedings shall be therein
       so that one or more good and perfect Common Recovery or Recoveries with double voucher for assurance
       of Lands in such Case used and accustomed And it is hereby further covenanted concluded
       granted declared and fully agreed by and between all the said parties to these presents that
       from and after the Suffering and perfecting the said Recovery or Recoverys as well these presents
       and the Assurance hereby made as also the Common Recovery or Recovery's so as aforesaid or in
       any other Manner to be had Suffered and perfected shall be and enure and shall be Adjudged
       construed deemed and taken and are and were meant and intended and are hereby declared to be
       and enure to the Recoveror or Recoverors in the said Recovery or Recovery's named or to be named
       and he and they and his and their heirs shall stand and be seised of the Tract or parcell of Land
       aforesaid and premisses and every part thereof to and for the only proper use and behoof of him the said
       Thomas Ringgold his heirs and assigns for ever and to or for no other use Intent or purpose whatsoever
       In Witness whereof the parties to these presents have hereunto interchangeably set their hands
       and affixed their Seals the Day and Year first above written
