       thereof do exonerate acquit and discharge the said Athanasius Ford his
       heirs Executors Administrators and Assigns forever by these presents Have
       given granted bargained sold aliened enfeoffed conveyed and confirmed and by these
       presents do give grant bargain sell alien enfeoff convey and confirm unto him
       the said Athanasius Ford his Heirs Executors Administrators and Assigns
       for ever All and each of our Rights property or Claim of in and unto All that
       Tract or parcel of Land called Sebergham scituate lying and being in Talbot
       County upon the North side of the North East Branch of great Choptank River
       Beginning marked with twelve Notches (Viz.t) there on each quarter the lowest
       Notches on two opposite quarter.s which Hickory stands under the Branch of
       a River a little below the uppermost Valley and such run over which the
       Road to Dellaware Bay passes before it crosses the River and from that
       Hickory it runs North West over the said Road by an Hickory there marked with
       three Notches for three hundred and twenty perches and from the end of that
       North West line it runs North East four hundred perches and intersect
       a line drawn North West three hundred and twenty perches from a small
       red oak markt as aforesaid standing by a Branch about half a Mile above
       the Ford of Dellaware road and from the said oak runing down the River
       to the said Hickory be it more or less Together with all and singular the
       rights members and appurtenances to the same belonging or in any wise     
       appertaining   To have and to hold the same and every part and parcel
       thereof unto him the said Athanasius Ford his Heirs Executors Administrators
       and Assigns for ever to his and their only proper use benefit and behoof for ever
       and to no other use intent or purpose whatsoever  And that we the said Ignatius
       Joy and Athanasius Joy jointly and severally for ourselves our and each of
       our heirs Executors and Administrators do Covenant promise and grant to
       and with the said Athanasius Ford his heirs and Assigns that before the
       ensealing hereof We are the true sole and lawful owner of the above bargained
       premisses and have in ourselves good right full power and lawful authority
       to grant bargain sell alien enfeoff convey and confirm said bargained premisses
       in manner as abovesaid and that the said Athanasius Ford his heirs and
       Assigns shall and may from Time to Time and at all Times for ever hereafter
       by force and virtue of these presents lawfully peaceably and quietly have
       hold use occupy possess and enjoy the said bargained and sold Land
