       as also all houses Edifices Buildings Yards Orchards feeding meadows woods and
       under woods timber and trees ways Easments profits hereditament and appurtenances
       whatsoever to the said Land and Premisses or any part or parcel belonging
       thereto or in anywise appertaining  To have and to hold the said two hundred
       Acres of Land and premisses with the Appurtenances before by these presents bargained
       and sold or intended to be thereby granted bargained aliened enfeoffed and confirmed
       and every part and parcel thereof unto the said Philip hall his Heirs and Assigns
       for ever and the said Thomas Sappington doth for himself his Heirs Executors
       Administrators covenant promise and grant to and with the said Philip Hall
       his Heirs and Assigns forever by these presents and form following that is to say
       that he the said Thomas Sappington at the Time of Ensealing and Delivery of these
       presents is and stand lawfully seizd of a good sure perfect indefeazible right of Estate
       in fee simple of in and to the aforementioned Land and premisses and also that the
       said land and premisses is at the Time of Ensealing and delivery hereof free and
       clear from all manner of incumbrances whatsoever and further that he the said Thomas
       Sappington his Heirs Executors Administrators shall and will at all times hereafter
       for ever warrant and defend the aforementioned land and premisses with every of
       their appurtenances to the same belonging to the only proper use and behoof of him
       the said Philip Hall his Heirs and Assigns for ever against all manner of persons
       whatsoever that shall or may claim any right title or Interest thereunto and
       lastly it is agreed by and between the said parties to these presents that every of
       the Assurances so as aforesaid made shall be and shall be always to be the only proper
       use and behoof of the said Philip Hall his Heirs and Assigns forever and to no other
       use intent and purpose whatsoever any thing herein contained to the Contrary not
       withstanding  In Witness whereof the parties to these presents first above named hath
       hereunto set his Hand and affixd his seal the day and year above written
       Signd Seald and Delivered in Presence of                        Tho.s Sappington  (seal)

       Received the thirty first Day of October 1767 of Philip hall the sum of Ninety Pounds
       Sterling Money of Great Britain it being the Consideration mentioned in the within Deed
       in Witness whereof I have hereunto set my Hand                     Tho.s Sappington
       In presence of  John Burgess Jun.r  H Ridgely

       On the thirty first day of October 1767 Came the within named Thomas Sappington
       before us the subscribers two of his Lordships Justices of Ann Arundel County and
