       Bay and runing north seventy four degrees west eighty five
       perches Thence south Twenty one degrees East ninety eight perches
       and then with a Straight line to the first beginning and all
       advan^ta^ges whatsoever to the same Belonging or appertaining
       To have and to hold the aforesaid Tract of Land with all the
       premisses unto him the said Samuel Chase his heirs and assigns
       forever and to no other use intent and purpose whatsoever and
       the said William Brown do hereby for himself his heirs Executors Covenant
       and Agree to and with the said Samuel Chase his heirs and assigns
       that he the said William Brown and his heir The Land and premisses
       aforesaid with all the appurtenances unto him the said Samuel Chase
       his heirs and assigns from and against all manner of persons claiming
       or to claim any right Title or Interest of in or to the afore
       mentioned to be granted Premises or any part or parcell from or
       under the aforesaid William Brown and his heirs shall and will
       Warrant and for ever Defend by these presents In Witness Whereof
       the parties to these presents have set their hands and seals the
       day and year above written
       Seigned Sealed and Delivered
       in the presence of                                       Wm Brown (Seal)
          W Rawlings         Geo Peale

          On the Back of the Aforegoing Deed was thus written Viz.t

       Received the day and year first within mentioned of and from the within
       named Samuel Chase the sum of Five pounds seven shillings and four
       pence half penny Sterling being in full for all the Consideration Money
       within mentioned and said to be by him paid to me
       Witness                                                            William Brown
                      Geo Peale  W Rawlings

       Came before me the subscriber one of his Lordships Justices of the Provincial
       Court the within named William Brown and acknowledged the within Deed
       to be his Act and Deed and the Tract of Land within mentioned to be
       the right and Estate of the within named Samuel Chase his heirs and assigns
