       of the sum of Ten Shillings Current Money to them in hand paid by the same
       David Clark at or before the Sealing and Delivery of These presents the receipt
       whereof is hereby acknowledged and for the Docking barring and extinguishing all
       Estates Tail and all Reversions and Remainders thereupon expectant or depending
       of and in the Lands Tenements and Hereditaments herein after mentioned and
       settling the Lands and Tenements with the Appurtenances to for and upon
       the uses intents and purposes herein after particularly expressed and Declared
       they the same Henry Nail and Sarah his wife by and with the advice and consent
       of the said John Veazey testified by his being party to and his sealing and
       executing these presents have granted bargained Sold aliened remised released
       enfeoffed and Confirmed and by these presents do grant bargain sell alien
       remise release enfeoff and confirm unto him the said David Clark (in his
       Actual possession now being by Virtue of a Bargain and Sale to him
       thereof made by them the same Henry Nail and Sarah his wife bearing
       Date the Day next before the Day of the Date of These presents for one whole
       Year commencing from the Day next before the Day of the Date thereof and by
       force of the Statute for Transferring uses into possession his heirs and Assigns
       all That Parcell of Land Scituate lying and being in Cecil County aforesaid
       which the said Walter Scott did devise by his last will and Testament to his wife
       Cathrine for the Term of her Life and After her Decease to the said Sarah his
       Daughter being part of a Tract of Land called Ashmore lying in Cecil County
       aforesaid containing one hundred Acres of Land more or Less together with all
       Edifices Buildings Gardens Orchards ways waters water courses commodities
       previledges Improvements Emoluments Advantages and Appurtenances
       whatsoever to the same parcell of Land belonging or in any wise appertaining
       and the Reversion and Reversions Remainder and Remainders Rents Issues
       and profits thereof and every part and parcell thereof and also all the Estate
       Right Title Interest use Trust property Claim and Demand whatsoever of them
       the same Henry Nail and Sarah his wife of into or out of the aforesaid parcell
       of Land and every part thereof with the appurtenances thereunto belonging To
       Have and to hold the said parcell of Land and all and Singular the
       Premisses with their Rights Members and appurtenances to him the same
       David Clark his heirs and Assigns for ever to the Intent and Purpose that the
       said David Clark may be and become perfect Tenant of the Freehold and
       Inheritance of the said Land and premisses that a Common Recovery may be
       had and suffered against him in Such Manner as is herein after mentioned and
