       he the said John Watkins (by and with the advice and consent of the said
       John Rogers testified by his being a party to and his Sealing and
       Executing these presents)  Hath granted bargained sold aliened
       released and confirmed and by these presents  Doth grant bargain
       sell alien release and confirm unto him the said Samuel Galloway
       in his actual possession now being by Virtue of a Bargain and sale
       to him thereof made by him the said John Watkins bearing date the day
       next before the day of the date of these presents for one whole Year commencing
       from the day next before the day of the date thereof and by Force of the statute
       for transferring uses into possession) his heirs and assigns one undivided
       Moiety of all that Tract or parcels of Land lying and being in Ann Arundel
       County aforesaid and called Watkins's Inheritance containing three hundred
       acres   Together with all Edifices Buildings Gardens Orchards Ways Waters
       Water Courses Commodities Priviledges Improvements Emoluments
       advantages and appurtenances whatsoever to the same undivided Moiety
       of the Tract of Land aforesaid belonging or appurtenaining and the
       reversion and reversions remainder and remainders Rents Issues
       and profits thereof and of every part and parcel thereof and also ^all^ the
       Estate Right Title Use Trust property Claim and Demand whatsoever
       of him the said John Watkins of in and to the said undivided Moiety
       of the Tract of Land aforesaid and of in and to every part and
       parcel thereof  To have and to hold the said undivided
       Moiety of the Tract of Land aforesaid and premisses and
       every part and parcel thereof with the appurtenances to him the said
       Samuel Galloway his heirs and assigns To the intent and purpose
       that the said Samuel Galloway may be and become perfect Tenant
       of the Freehold and Inheritance of the said Premisses that a comon
       recovery may be had and suffered against him in such Manner
