       Confirm unto him the said William Thomas (in his actual
       possession now being by Virtue of a Bargain and sale to him
       thereof made by him the said Ignatius Wheeler bearing date
       the day next before the day of the date of these presents for one whole
       Year commencing from the day next before the day of the date
       thereof and by force of the statute for Transferring Uses into possession
       his Heirs and Assigns All that Tract or Parcel of Land lying and
       being in Cæcil County called Yorkshire containing six hundred
       and seventy five acres Together with all Edifices Buildings
       Gardens Orchards Ways Water Water Courses Commodities
       Priviledges Improvements Emoluments Advantages and
       Appurtenances Whatsoever to the same Tract of Land or any
       part thereof belonging or appurtaining   And the Reversion
       and Reversions remainder and Remainders Rents Issues and Profits
       thereof and of every part and parcel thereof  And also all the Estate
       Right Title Interest Use Trust Property Claim and Demand whatsoever
       of them the said Ignatius Wheeler and Elizabeth his Wife of in to or out of
       the said Tract or Parcel of Land and of into and out of every part and
       parcel thereof  To have and To hold the said Tract or Parcel of Land
       and Premisses and every part and parcel thereof with the appurtenances
       to him the said William Thomas his Heirs and assigns To the intent
       and meaning & purpose that the said William Thomas may be and
       become perfect Tenant of the Freehold and Inheritance of the said premisses
       that a Common Recovery may be had and suffered against him in
       such Manner as is hereby aftermentioned And for that purpose it is
       hereby Covenanted Granted and agreed by and between all the said parties
       to these presents that before the end of the next April provin.l Court
