       Humphrey's and the aforesaid undivided Moiety or half part
       of Bohemia Mannor Butted & bounded as aforesaid with their each & every
       of their Rights Members and appurtenances unto him the said John Brice
       his Heirs & Assigns for ever to the only proper use and behoof of him the said
       John Brice his Heirs and Assigns and to and for no other use intent or
       purpose whatsoever and the said Joseph Ensor for himself his Heirs Executors
       and Admin.rs hereby covenants and agrees to and with the said John Brice
       his Heirs and Assigns that he the said Joseph Ensor and his heirs Executors
       & Admin.rs the aforesaid Tracts or parcels of Land called East Humphries and
       the afores.d undivided Moiety or half part of Bohemia Mannor with their each &
       every of their appurtenances unto him the said John Brice his Heirs and Assigns
       against all Manner of persons whatsoever shall and will for ever Warrant
       and Defend by these Presents  Provided always and it is the true intent
       and meaning of these Presents that in case the said Joseph Ensor his  
       Executors Adm.rs or Assigns shall well and truly pay or cause to
       be paid to the aforesaid John Brice his Executors Adm.rs or Assigns the full
       & just sum of four hundred and Eighty four pounds three shillings sterling
       Money of Great Brittain by good Bills of Exchange drawn at thirty
       days sight on some responsible Merchant in London with legal interest
       thereon from the date hereof at or upon the Tenth day of January which
       shall be in the Year of our Lord Christ seventeen hundred and sixty five
       without fraud covin or further Delay then the above Deed of Mortgage
       is to be void and of no Effect else to be and remain in full force and Virtue
       in Law  And the said Joseph Ensor for himself his Heirs Executors
       and Adm.rs hereby further covenants and agrees to and with the said
       John Brice his Heirs Executors adm.rs and Assigns that he the said
       Joseph Ensor his Heirs Executors adm.rs and Assigns the aforesaid
       sum of four hundred and Eighty four pounds three   sterling
