for ever Warrant and defend against all Manner of
        persons whatsoever  Provided always and it is the true Intent
        & Meaning of these Presents that in case the said James Chalmers
        shall well and truly pay or cause to be paid unto the said
        Robert Cowden his Executors Adm.^rs or Assigns the full & just
        sum of Ninety six pounds Current Money of Maryland
        with legal interest for the same from the Date hereof together
        with the charge of recording this Deed of Mortgage at or upon
        the Thirteenth Day of September in the Year of our Lord seventeen
        hundred and sixty four without Fraud or further Delay
        then this Deed of Mortgage is to be Void and of no Effect, else
        to be and remain in full Force and Virtue in Law    And
        the afd James Chalmers hereby further covenants and
        agrees to and with the said James Chalmers his Heirs Execut.^rs
        and Adm.^rs that he the said James Chalmers his Heirs Execut.^rs & Adm.^rs
        the aforesaid sum of ninety six pounds Current Money with legal
        interest thereon from the Date hereof unto him the said Robert Cowden
        his Ex.^rs Adm.^rs or Assigns at or upon the Thirteenth Day of
        September in the year of our Lord seventeen hundred & sixty four
        shall and will well and truly pay and satisfy    In Witness
        whereof the said Parties to these Presents have hereunto interchangeably
        set their Hands and seals the day and Year
