and absolutely discharge the said Robert Cowden his Exors
        and Administrators, Hath given granted bargained sold
        aliened enfeoffed and confirmed and by these presents he
        the said James Chalmers for himself and his Heirs Doth
        give grant bargain sell alien enfeoff and confirm unto him
        the Said Robert Cowden his Heirs and Assigns all that
        Tract or parcel of Land lying & being in Dorchester County
        in the Province of Maryland called Chalmers Chance
        containing Three hundred and forty two acres & one half acre
        of Land more or less together with all and singular the premises
        & appurtenances to the said Tract ^or parcel^ of Land belonging or in any
        wise appurtaining and all the Estate Right Title
        Interest Property Claim and Demand whatsoever of him
        the said James Chalmers of in or to the said Tract or
        Parcel of Land    To have and To hold the said Tract
        or parcel of Land with all and singular the Premisses
        and appurtenances thereto belonging to him the said Robert
        Cowden his Heirs & Assigns for ever to his and their only
        proper use and Behoof and to and for no other use intent
        or purpose whatsoever    And the said James Chalmer
        for himself his Heirs Executors Adm.^rs and Assigns hereby
        Covenants and Agrees to and with the said Robert Cowden
        his Heirs Executors Adm.^rs and Assigns the said Tract or
        Parcel of Land with him the said Robert Cowden
