To and with the aforesaid Ignatius Digges his Heirs and Assigns
        that he the said John Buchanan and his Heirs the said Lot of Ground
        and premisses to him the said Ignatius Digges his Heirs and
        Assigns from and against him the said John Buchanan and
        his Heirs and all and every person and persons whatsoever
        claiming or to claim by from or under him them or any of them
        shall and will warrant and for ever defend  And the said
        John Buchanan doth hereby constitute ordain impower
        and authorize James Dick of Maryland Merchant and
        Cap.^t ^Judson^ Coolidge of Maryland or either of them jointly and
        severally to appear in any court or courts in the province
        of Maryland aforesaid or before any Justice or Justices
        Magistrate or Magistrates of the said Province or any Co^u^nty
        or Counties thereof or other person or persons whatsoever
        of the said province and in or before such Court or Courts
        Justice or Justices, Magistrate or Magistrates or other person
        or persons whatsoever as aforesaid to acknowledge this
        present Indenture to be the Act and Deed of him the said
        John Buchanan and the said Lot of Ground and premisses
        to be the Right and Estate of the said Ignatius Digges
        his Heirs and Assigns for ever according to the true
        Intent and Meaning of these presents and to make all
        or any other acknowledgment ^or acknowledgments^ for him the said John
