       appurtenances one pair of And Irons, one Trunk, one Large Brass Kettle, one Iron
       Kettle, three Iron Potts, six Pewter Dishes, ten pewter Plates, Six Tubs and Pails, one
       Bell Mettal Skillet, two pair Tongs, one Spitt, one frying Pan, two Ferry Boats together
       with the Increase of the said Mare Cows Heifer and Yearlings And also all other the Messuages
       Lands Tenements and Hereditaments live and Dead Stock whatsoever of him the said
       James Dowten Scituate lying and being at Lower Marlborough aforesaid or in Calvert
       County or in the Province of Maryland  To have and To hold the said Lott or
       Parcell of Land Stock Goods and Chattels and all and Singular other the Premisses
       mentioned or intended to be mentioned and hereby granted with their and every of
       their appurtenances unto them the said Charles Grahame and David Arnold their
       Heirs and Assigns to and for the only proper Use and Behoof of the said Charles
       Grahame James Russell and David Arnold their Heirs Executors Administrators
       and Assigns for ever Subject as herein after mentioned that is to say Provided
       always nevertheless and it is hereby declared and agreed by and between the Parties to
       these Presents that if the Said James Dowten his Heirs Executors or Administrators
       shall and do well and truly pay or cause to be paid unto the Said Charles Grahame
       James Russell and David Arnold their Executors Administrators or Assigns the
       Several Sums of Money lawfully and justly due and owing by the said James Dowten
       to the said Charles Grahame James Russell and David Arnold together with the interest
       which now is and hereafter may grow due thereon upon the fifteenth day of March
       which shall be in the Year of our Lord One thousand Seven hundred and sixty three
       without any Defalcation and without any Abatement on Account of the Charges
       attending the Payment thereof or otherwise whatsoever That then and in such case
       they the said Charles Grahame and David Arnold their Heirs and Assigns will at the
       proper cost and charge of the said James Dowten his Heirs Executors and Administrators
       reconvey unto the said James Dowten his Heirs and Assigns all and every the said
       Lott or Parcell of Land Stock Goods and Chattels and all and Singular the Premisses
       hereby granted and conveyed and every part thereof with the Appurtenances and the said
       James Dowten for himself his Heirs Executors and Administrators doth further Covenant
       and Agree that from and after default shall happen to be made in Payment of the several
       Debts due and Owing by him to the said Charles Grahame James Russell and David
