       Adm.rs & Assigns forever all that Tract or Parcel of Land being part of Two
       parcels of Land called Woods Joy & Cross Gutt  Beginning where formerly
       stood a red Oak Tree which was a Bounded Tree of John Johnson's Land being close
       on the west side on Patuxent River in Prince Georges County known by the
       Name of Truemans Point and running these courses from the said Place Viz.t North
       Ninety Perches to a bounded black Oak standing on the River Side near a small Marsh
       then West Two hundred and Forty Nine Perches then South Sixty two Degrees East Twenty
       Perches then South South East eight Perches then by a Streight Line to the Beginning
       containing one hundred and Seven Acres of Land be it more ^or less^ as p Deed from
       Alex.r Jolly to the said Thomas Morton Recorded in Prince Georges County in Liber
       J J folio 52 @ 53 among the Records of said county will appear Together
       with all and Singular the Houses and all other Improvements Conveniences
       and Advantages to the said Land above mentioned belonging or in any wise
       appurtaining  To have and to hold the said Tract of Land above Mentioned
       with all and Singular the Premisses and Appurtenances thereunto
       belonging unto him the said John Morton his Heirs Ex.rs Adm.rs or Assigns
       for ever  And the said Thomas Morton doth for himself his Heirs Ex.rs Adm.rs
       or Assigns Covenant Promise Grant and Agree to and with the said John
       Morton his Heirs Ex.rs Adm.rs & Assigns that he the said Thomas Morton
       his Heirs Ex.rs & Adm.rs the said Tract of Land above mentioned & all and
       singular the Premisses with the Appurtenances and every part and parcel
       thereof unto the said John Morton his Heirs Ex.rs Adm.rs & Assigns against
       all person or Persons whatsoever claiming by from or under him the said
       Thomas Morton shall and will Warrant and for ever Defend by these Presents
       Provided Nevertheless and it is the true Intent of this Deed of Gift
       that the said John Morton his Heirs Ex.rs Adm.rs or Assigns shall not enter
       on the within mentioned Land called Woods Joy & Cross Gutt nor be Possessed
       thereof untill after the Decease of the said Thomas Morton but that the
       said Tho.s Morton be peaceably possed of the said Land & Premisses during
       his natural Life  In Testimony whereof the said Thomas Morton hath
       hereunto set his Hand and Affixed his seal the Day and Year first above written
