       Perches south sixty six Degrees West Seventeen Perches North forty three Degrees
       West one hundred and twenty Six Perches then by a streight line to the beginning
       containing and now laid out for four hundred and fifty Acres of Land more or less as by
       reference had to the Patent granted to the said Henry Wright Crabb bearing date the Twenty
       Eight day of June Seventeen hundred & fifty four may more fully appear  To have and
       to Hold the said Tract of Land together with the Premisses & appurtenances thereto
       belonging unto him the said Ephraim Howard his Heirs and Assigns forever to the
       only proper use and Behoof of him the said Ephraim Howard his Heirs and
       Assigns forever and to no other use intent or Purpose whatsoever and the said Henry
       Wright Crabb and Richard Snowden for themselves and their Heirs do hereby
       Covenant Promise grant and agree to and with the said Ephraim Howard
       his Heirs & Assigns forever that they the said Henry Wright Crabb & Richard
       Snowden and their Heirs shall and will from time to time and at all Times
       for ever hereafter Warrant and Defend the said Tract of Land & Premisses
       with its Appurtenances against all manner of Persons claiming or to claim
       any right Title or Interest thereto from by or under them the said Henry
       Wright Crabb & Richard Snowden or their Heirs and the said Henry
       Wright Crabb & Richard Snowden doth further covenant with the said
       Ephraim Howard his Heirs & Assigns that they the said Henry Wright
       Crabb & Richard Snowden and their Heirs shall and will from time to time
       and at all Times forever hereafter do make acknowledge suffer and execute
       or cause to be made done acknowledged sufferd and executed all and every
       such further and other Act or Acts thing or things Assurances or Conveyances
       in the Law as by the said Ephraim Howard his Heirs or
       Assigns or his or their Council Learned in the Law shall be from time
       to time reasonably devised or advised for the further and better assurances
       ^surety^ and sure making of all and Singular the Premisses hereby bargained
       and sold or intended to be hereby Bargained and sold according to the
       true Intent and Meaning of these Presents  In Witness whereof the
       said Henry Wright Crabb and Richard Snowden have hereunto sett
       their Hands and Seals the Day and Year above written
