       acres more or less  Together with all Houses Buildings Orchards Gardens Ways
       Waters Water Courses Trees Woods Underwoods Profits Commodities Advantages and
       Appurtenances whatsoever on the Same Part of the said Tract of Land being or to the
       same in any wise appertaining  And the reversion and reversions Remainder
       and remainders Rents Issues and Profits of the said Premisses and every part
       and parcel thereof and all the Estate Right Title Interest Property Claim and
       Demand whatsoever of him the said Richard Tilghman Earle of in or to the
       said Premisses and every part thereof  To have and to hold the said
       Part of the said Tract of Land called the five Daughters and Premisses hereby
       bargained and Sold and Meant mentioned or intended to be bargained and Sold
       and every part and Parcel thereof with the Appurtenances unto them the said
       Henry Ward Pearce and Anna Statia his Wife and the heirs and Assigns of her
       the said Anna Statia to the only proper use and Behoof of them the said Henry
       Ward Pearce and Anna Statia his Wife and the Heirs and Assigns of her the said
       Anna Statia for ever  And to and for no other Use Intent or Purpose Whatsoever
       And the said Richard Tilghman Earle for himself and his heirs the said part
       of the said Tract of Land called the Five Daughters and Premisses and every
       part and Parcel thereof with the Appurtenances unto the said Henry Ward
       Pearce and Anna Statia his Wife and the Heirs and Assigns of the said Anna
       Statia against him the said Richard Tilghman Earle and his Heirs and all
       Persons claiming or to claim by from or under him them or any of them
       shall and will Warrant and for ever Defend  In Witness whereof the
       Parties to these Presents have hereunto interchangeably set their Hands
       and Seals the day and Year first above written
