       Perches then North Sixty two degrees East fifty Nine Perches then South
       Seventy Six Degrees East forty eight Perches then South twenty eight
       degrees East three hundred and twenty eight Perches then north sixty
       two Degrees east Ninety Six Perches then south thirty degrees East
       twenty Perches then by a South forty eight degrees West Line three hundred
       and Two Perches to the Place of Beginning containing and now laid out
       for three hundred and Seventy three Acres of Land more or less together
       with all Houses Buildings Gardens Orchards Ways Waters Water
       Courses Trees Woods Underwoods Profits Commodities advantages and
       Appurtenances whatsoever on the same part of the said Tract of Land
       being or to the same in any Wise appertaining and the reversion and
       reversions remainder and remainders rents Issues and Profits of the said
       Premisses and every part and Parcel thereof  And all the Estate right
       title Interest property claim and Demand whatsoever of him the said
       Richard Tilghman Earle of in or to the Said Premisses and every part
       thereof  To have and to hold the said part of the said Tract called
       the five Daughters and Premisses hereby bargained and sold or meant
       mentioned or intended to be bargained and Sold and every part
       and parcel thereof with the Appurtenances unto her the said
       Eleanor Carroll her Heirs and Assigns to the only proper use and
       behoofe of her the said Eleanor Carroll her Heirs and Assigns for ever
       and to and for no other Use Intent or Purpose whatsoever  And he the said
       Richard Tilghman Earle for himself and his Heirs the said part of the
       said Tract called the five Daughters and Premisses and every part
       and Parcel thereof with the appurtenances unto the said Eleanor Carroll
       and her Heirs and Assigns against him the said Richard Tilghman
       Earle and his Heirs and all Persons claiming or to Claim by from or
       under him them or any of them shall and will Warrant and for ever
       defend  In Witness whereof the Parties to these Presents have hereunto
       interchangeably set their Hands and affixed their seals the day and
       year first above written
