       the Appurtenances unto him the said Thomas Hyde his
       heirs and assigns To the only proper use and behoof of
       him the said Thomas Hyde his heirs and assigns for ever
       and to or for no other use intent or purpose whatsoever &
       the said William Roberts for himself his heirs executors
       and administrators doth hereby covenant & grant to
       and with the aforesaid Thomas Hyde his heirs Executors
       Administrators and assigns that he the said William
       Roberts and his heirs the Lot of Ground and Premisses
       aforesaid with the Appurtenances except twenty
       square feet thereof heretofore leased by him the said
       William Roberts to Benjamin Tasker Junior and
       others shall and will for ever hereafter warrant and
       Defend to him the said Thomas Hyde his heirs & assigns
       And that the said William Roberts his heirs Executors &
       Administrators the aforesaid Twenty square feet of Ground
       save only against the said Lease and Covenants therein
       contained to him the said Thomas Hyde his heirs and
       assigns shall and will for ever hereafter warrant and
       Defend In Witness whereof the Parties to these present have
       hereunto interchangeably set their hands and affixed their
       seals the Day and year fist above written
Signed Sealed and Delivered                              W.m Roberts  (seal)
in the Presence of
       Geo Steuart
       Rob.t Johnson      On the Back of the aforegoing Deed was thus Indorsed Viz.t
                               Reced the Day and year first within written
       of and from the within named Thomas Hyde the sum of
       seventy pounds current money being the consideration money
       within mentioned to be by him paid to me
